Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.


I. Cancellation Policy within the Cooling-off Period

Time Window

    • Contracts signed before August 1st: You can cancel the contract without liability within 7 natural days after signing.
    • Contracts signed on or after August 1st (with the lease term starting on or before September 30th): You can cancel the contract without liability within 24 hours after signing.
    • Special situation close to the start of the lease term: If the signing time is less than 7 days before the start of the lease term (or less than 24 hours after signing in August), you can cancel the contract without liability until the day before the lease term starts.

Operation Process

    • Send an email to apply for cancellation or directly contact the apartment management team to obtain the Cancellation Guide.

Fee Deduction

    • Cancellation after the cooling-off period (e.g., after 7 days/24 hours): The apartment has the right to withhold all or part of the deposit as compensation.

II. Cancellation Policy after the Cooling-off Period

Core Condition

    • You must find a replacement tenant: The replacement tenant needs to sign a new Assured Shorthold Tenancy (AST) agreement, pay the deposit, and after the replacement tenant passes the cooling-off period, the original tenant can be released from liability.

Fee Responsibility

    • The original tenant is responsible for the professional cleaning fee at the time of check-out (deducted from the deposit).
    • If the apartment assists with the subletting (when there are vacant rooms), a marketing fee/commission may be additionally deducted.

III. Check-out Policy after Move-in

Operation Process

    • You need to negotiate with the apartment manager. You can terminate the contract only if the following conditions are met:
      • Find a qualified full-time student to take over the remaining lease term.
      • The new tenant signs the AST and completes the payment and move-in.
      • The refund will be processed after the new tenant moves in.

Fee Responsibility

    • You need to pay the rent for the period you have stayed.
    • If there is a difference between the old and new rent, the original tenant is responsible for the difference.
    • If no replacement tenant is found: You need to continue paying the full rent until the end of the contract.

IV. Cancellation in Special Circumstances

Cancellation by the Apartment/Landlord

    • If the tenant fails to sign the AST on time, the contract will automatically become invalid.
    • If the apartment is unable to provide the rental unit, it is required to refund the payment or provide an alternative solution.

Failure to Obtain University Admission (for Freshmen Only)

Visa Rejection

    • You need to submit a visa rejection certificate within 5 days after the rejection to get a refund.

V. Other Regulations

Room Change Policy

    • You need to contact the apartment team for negotiation. If you upgrade to a higher-grade room type, you need to make up the price difference and pay off the rent before changing the room.

Arrangement when the Rental Unit is Unavailable

    • If the room becomes uninhabitable due to an accident (e.g., fire, water or power outage), the apartment will provide a temporary alternative accommodation (the facilities may be different), but the rent still needs to be paid according to the original contract.


The final interpretation right belongs to the apartment.
