Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes, so refer to the official website and the contract for the most up-to-date information.
Tenant Cancellation Policy
1. Cooling-off Period Cancellation
- Bookings made before August 1: If you have not collected the keys, you can cancel the booking by email within 7 days after receiving the booking confirmation email. The prepaid rent will be fully refunded (minus the transaction fee).
- Bookings made on or after August 1: If you have not collected the keys, you can cancel the booking by email within 24 hours after receiving the booking confirmation email. The refund rule is the same as above.
2. Cancellation due to Unmet Academic Requirements
- Condition: You have not received a university admission offer.
- Requirement: Submit the following within 72 hours after the release of your academic results:
(a) A written cancellation statement;
(b) Official proof from the university/UCAS.
- The prepaid rent will be refunded (minus the transaction fee).
3. Cancellation due to Visa Rejection
- Before the start of the tenancy: Submit the following within 72 hours after receiving the visa rejection notice:
(a) A written cancellation statement;
(b) Official visa rejection proof.
→ The prepaid rent will be refunded (minus the transaction fee).
- After the start of the tenancy: You will be responsible for paying the rent until a replacement tenant is found.
4. Cancellation due to Special Circumstances (such as serious illness or family emergencies)
- You need to contact the apartment provider for negotiation and may be required to provide supporting documents.
- You are still required to pay the rent until a cancellation agreement is reached.
- If the cancellation is approved, a £50 administration fee may be charged. If the cancellation is rejected, you need to find a replacement tenant on your own.
Unrecognized special circumstances:
Change of mind, choosing another apartment, participating in an exchange program, enrolling in a single-semester course, courses going online, or deciding to commute, etc.
5. Cancellation by Finding a Replacement Tenant
- You need to find a replacement tenant approved by the apartment provider on your own.
- Once successful:
