Reservation Fees
- In England/Wales, you need to pay a Booking Fee to secure the room, which will be included in the first - term rent.
- In Scotland, you are required to pay an Advance Rental Payment, which serves the same function as the Booking Fee.
- If the contract is not signed on time, the fee will be forfeited.
Lease Agreement Signing Deadline
- You must sign the lease within 7 days after paying the reservation fee (or other mutually agreed - upon terms). Otherwise, the reservation will become invalid.
Cancellation Policy
1. Before signing the lease agreement and after the Deadline has passed: The reservation fee will not be refunded.
2. After signing the lease agreement, but before receiving the keys or the start of the lease term: If any of the following conditions are met and relevant evidence can be provided:
- Notify the apartment within 7 days after paying the reservation fee and have not received the keys (not applicable on or after August 1).
- Notify the apartment before August 1 (for lease terms starting outside September, notify at least 28 days before the start of the lease term).
- Visa is rejected (No Visa No Pay).
- Not admitted to the preferred university (No Place No Pay).
- Deferred enrollment.
Then you will be exempted from the obligations of the lease agreement.
Required materials:
- Cancellation without reason within 7 days: Notify the apartment within 7 days after paying the reservation fee and have not received the keys. (Not applicable on or after August 1)
- Cancellation before August 1 (or 28 days before a non - September lease term): You need to notify the apartment, but the reservation fee will not be refunded.
- Visa rejection: Submit the visa rejection letter within 72 hours for a full refund.
- Not admitted to the first - choice university: Submit the transcript and the university rejection letter within 72 hours for a full refund.
- Deferred enrollment: Submit the university deferral certificate. The reservation fee will not be refunded, but the rent can be refunded.
3. After receiving the keys or the start of the lease term
- You can only terminate the contract through "Tenancy Takeover":
Regional Differences
- Terminology differences: In Scotland, "Advance Rental Payment" is used instead of "Booking Fee".
- Refund rules: For deferred enrollment, you need to submit the certificate at least 1 week before the start of the lease term, and the advance rental payment will not be refunded.
- Tenancy Takeover: If you fail to vacate the room as agreed, the room repair fee may be deducted.
The final interpretation right belongs to the apartment.
