Cancellation policy The following is a summary and overview of the apartment cancellation policy. Policies are subject to change in real time. Please refer to the official website and contract for the most accurate and binding information.
Booking Process and Deposit Rules
Bookings made before July 31
- Within the 3-day decision period after receiving the contract, you must: ✓ Pay the Holding Deposit (which will be deducted from the first rental payment upon move-in) ✓ Both the tenant and guarantor must sign the contract.
- First rental payment deadline: July 31 (Failure to pay may result in cancellation of eligibility).
Bookings made from August 1 onward
- Within the decision period, you must complete: ✓ Payment of the first rental payment (A Holding Deposit is no longer required for bookings made on or after August 1) ✓ Signing of the contract by both the tenant and guarantor.
Cancellation and Refund Policy
Cancellation Timeline and Refund Rules
- Cancellation during the decision period: Full refund of the Holding Deposit.
- Cancellation after the decision period but before July 31: Refund of any rent paid (minus the Holding Deposit).
- For cancellations on or after August 1, after accepting the contract and paying the first rental payment - only under the following special circumstances (proof required): ✓ Visa application denied (not including visas that were granted and later revoked) ✓ Failure to meet academic entry requirements Eligible cases: Refund of the first rental payment (minus the Holding Deposit).
- Cancellation not meeting the special conditions: Tenant is liable for the full rent, or must find a replacement tenant (subject to the apartment management's review and approval).
Important Notes
- Failure to complete required actions on time: If payment or contract signing is not completed within the decision period → The booking is automatically cancelled and the room is released.
- After the tenancy start date
- Room changes/subletting require availability and approval from the apartment management.
- Each subletting request incurs a £50 administration fee + the room must be cleaned as per the contract terms.
- Subletting during the tenancy period will not be accepted from June 1 onward.
Other Disclaimers: Termination requests not covered by this policy require separate approval from the apartment management, and approval is not guaranteed.
Notes for Students
Holding Deposit: Only applicable for bookings made before July 31.
First Rental Payment: It is crucial to meet the dual deadlines of July 31 OR within 3 days after signing the contract, whichever is later.
Cancellation Documentation: Required proof (e.g., visa refusal letter, academic transcript) must be submitted promptly.
Replacement Tenant for Subletting: Any replacement tenant found by the original tenant must pass the apartment management's screening and approval process.
The apartment management reserves the right of final interpretation.
