Cancellation policy The following is a summary and overview of the apartment cancellation policy. Policies are subject to change in real time. Please refer to the official website and contract for the most accurate information.
Booking Process & Deposit Rules
Bookings made before July 31
- Within the 3-day decision period after receiving the contract, you must: ✓ Pay the Holding Deposit (which will be deducted from the first rent payment upon move-in) ✓ Both the tenant and guarantor must sign the contract.
- First Rent Payment Deadline: July 31 (Failure to pay may result in cancellation of eligibility).
Bookings made on or after August 1
- During the decision period, you must complete: ✓ Payment of the first rent payment (A Holding Deposit is no longer required for bookings made on or after August 1) ✓ Both the tenant and guarantor must sign the contract.
Cancellation & Refund Policy
Cancellation Timeline & Refund Rules
- Cancellation during the decision period: Full refund of the Holding Deposit.
- Cancellation after the decision period but before July 31: Refund of any rent paid (minus the Holding Deposit).
- Cancellation on or after August 1 (after accepting the contract and paying the first rent) - Only permitted under the following special circumstances (proof required): ✓ Visa application denied (not including visas granted and later revoked) ✓ Failure to meet academic entry requirements Eligible cases: Refund of first rent payment (minus the Holding Deposit).
- Cancellation not meeting special conditions: Liable for the full rental amount, or must find a replacement tenant (subject to apartment management review and approval).
Important Notes
- Failure to complete actions on time: Failure to pay or sign the contract within the decision period → Booking automatically cancelled, and the room will be re-listed.
- After the tenancy start date
- Room changes/subletting require apartment vacancy + management review and approval.
- A £50 administration fee applies for each subletting, plus the room must be cleaned as per the contract.
- Subletting during the tenancy period will not be accepted from June 1 onwards.
Other Disclaimers: Termination requests not covered by this policy require separate approval from apartment management, and approval is not guaranteed.
Notes for Students
Holding Deposit: Only applicable for bookings made before July 31.
First Rent Payment: It is crucial to meet the dual deadlines of July 31 OR within 3 days of signing the contract (whichever is earlier).
Cancellation Documents: Proof such as visa refusal letters/transcripts must be submitted promptly.
Replacement Tenant: Any replacement tenant you find must pass the apartment management's review.
The apartment management reserves the right of final interpretation.
