Cancellation policy 一、 Cancellation Policy
1. 7-Day Cooling-Off Period:
Within 7 days after the reservation is made, either party may cancel the reservation (and the completed tenancy agreement) via email. The landlord will not charge the tenant any rent and will refund the deposit or the total prepaid rent.
2. Specific Cancellation Clause for Students: For first-year undergraduate or postgraduate tenants, if the university admission offer is cancelled due to not meeting the admission grades, choosing a university that exceeds the expected grades, or the student visa being rejected, the tenant may cancel the reservation (and the completed tenancy agreement) with relevant evidence and get the deposit or prepayment refunded.
3. Landlord's Inability to Deliver the Room: If due to reasons beyond the landlord's reasonable control, the landlord is unable to provide the room on the check-in date, the tenant does not need to pay the rent or fulfill other obligations. If the landlord fails to deliver the room within 90 days after the check-in date, the tenant has the right to cancel the reservation and get the deposit and prepayment refunded.
二、 COVID-19 Cancellation Policy
1. Travel Restrictions: If there are government-imposed travel restrictions in the tenant's home country that prevent the tenant from traveling to the property, the tenant may cancel the reservation, modify the check-in date (if the restriction period is uncertain), or postpone the check-in date (if the end date of the restriction is announced).
2. Delayed Teaching: If the tenant's university postpones full-time or part-time face-to-face teaching, the tenant may postpone the check-in date until the teaching begins. This clause only applies to the situation where there is no face-to-face teaching.
3. Course Cancellation: If the tenant's university cancels the study program or courses, the tenant may cancel the reservation.
4. Cancellation Fees and Adjustments: When canceling the reservation due to the reasons listed in the COVID-19 cancellation policy, the landlord will not charge any due payments and will refund the deposit or prepayment. If the check-in date is postponed or adjusted, the corresponding part of the total rent will not be charged, and the amount already paid will be credited to the tenant's account.
The final interpretation right belongs to the apartment.
