Acommodation rules
Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes, so refer to the official website and the contract for the most up-to-date information.
I. Cooling-Off Period Cancellation
General Rules
- You can cancel your reservation without any reason within 7 days after signing the contract.
Time-Specific Policies
- Reservations made before August 1:
If the signing date is less than 7 days before the contract start date, you can cancel until the earlier of the two dates (7 days after signing or the contract start date). - Reservations made after August 1:
If the signing date is less than 3 days before the contract start date, you can cancel until the earlier of the two dates (3 days after signing or the contract start date).
Refund Process
- You need to send a cancellation request via email to the corresponding city's email address.
- The deposit will be refunded within 10 days after the cancellation is accepted (international transfers may be delayed and incur handling fees).
II. Cancellation after the Cooling-Off Period
- Automatic cancellation is not allowed. You need to fulfill the contract obligations or meet the following conditions:
Finding a Replacement Tenant
- The replacement tenant must be a full-time student over 18 years old and sign a contract for the remaining lease term with LIV.
- For apartments in Sheffield or Belfast, a £50 handling fee is required (see specific terms for Dublin).
Refund Conditions
- The original tenant can get a refund only after the new tenant has completed the signing, payment, and move-in procedures.
- If no replacement tenant is found, the original tenant and the guarantor are required to pay the full rent until the end of the contract.
III. Terminating the Contract after Check-In/Lease Commencement
- You need to negotiate with the property manager. The contract can be terminated early if the following conditions are met:
- Find a qualified replacement tenant (the process is the same as above).
- The rent liability continues until the new tenant's contract becomes effective.
IV. Flexible Cancellation Policy ("No Place, No Stay, No Stress")
- Applicable Conditions (Reservations for semesters starting after August 2024):
- Your university admission is revoked.
- Your visa application is rejected.
- You are unable to enroll in university due to government travel restrictions.
- Required Documentation:
- A university rejection letter, a new admission letter, a visa rejection letter, or a course cancellation certificate (must be submitted within 2 days of the document date).
- Refund: The deposit can be refunded after the review is approved. This policy cannot be used after the contract starts.
