Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.
The following cancellation policy applies to England and Wales.
The following cancellation policy is for the 2024/2025 academic year and is for reference only.
1. Holding Deposit
- Purpose: Payment of the holding deposit indicates acceptance of the terms and is used to secure a room. After paying the deposit, you must sign the lease agreement by August 23. If the deposit is paid after August 23, you must sign the agreement 14 days after the deposit payment (or at another time agreed upon by both parties). Failure to sign the agreement in a timely manner will result in the non - refund of the deposit.
- Conversion: After signing the tenancy agreement, part of the holding deposit will be converted into a refundable security deposit, and the remaining part will be deducted from the first - term rent.
- Refund Conditions: The full deposit will be refunded if there are no outstanding payments and no damage to the room at the end of the tenancy.
2. Cancellation within the Cooling - off Period
- Conditions:
- Method: Send a cancellation request via the designated email.
- Refund: The holding deposit will be refunded within 7 days after the deposit payment.
- Consequences of Late Cancellation: If you cancel after the cooling - off period, the deposit will not be refunded, and the guarantor will be required to fulfill the lease obligations.
3. Cancellation before Signing the Tenancy Agreement

- Consequences: If the conditions are met, you will be exempt from fulfilling the lease, and the rent will be refunded.
- Cancellation for Other Reasons: The deposit will not be refunded, and you will be required to continue paying the rent (unless you find a replacement tenant. In that case, the overpaid rent will be refunded, but the deposit will not be refunded).
5. Cancellation after Check - in
- Conditions:
- If No Replacement is Found: You will be required to pay the full rent until the end of the contract.
The final interpretation of this policy shall rest with the apartment management.
