Cancellation policy The following is a summary and overview of the apartment cancellation policy. Policies are subject to change in real time. Please refer to the official website and the contract for the most accurate and binding information.
Booking Process and Deposit Rules
Bookings made before July 31
- Within the 3-day decision period after receiving the contract, you must: ✓ Pay the Holding Deposit (which will be deducted from the first rental payment upon move-in) ✓ Both the tenant and the guarantor must sign the contract.
- First Rent Payment Deadline: July 31 (Failure to pay may result in cancellation of the booking).
Bookings made from August 1 onwards
- Within the decision period, you must complete: ✓ Payment of the first rental payment (A Holding Deposit is no longer required for bookings made on or after August 1) ✓ Both the tenant and the guarantor must sign the contract.
Cancellation and Refund Policy
Cancellation Timeline & Refund Rules
- Cancellation during the decision period: Full refund of the Holding Deposit.
- Cancellation after the decision period but before July 31: Refund of any rent paid (minus the Holding Deposit).
- For cancellations on or after August 1, after accepting the contract and paying the first rent payment - Only permitted under the following special circumstances (proof required): ✓ Visa application denied (not including visa revocation after issuance) ✓ Failure to meet academic entry requirements Eligible cases: Refund of the first rent payment (minus the Holding Deposit).
- Cancellation not meeting the special conditions: The tenant is liable for the full rent, or must find a replacement tenant (subject to the apartment management's review and approval).
Important Notes
- Failure to act within the time limit: If payment or signing is not completed within the decision period → The booking is automatically cancelled, and the room is reopened.
- After the tenancy start date
- Room changes/subletting require availability and approval from the apartment management.
- Each subletting requires a £50 administration fee + room cleaning as per the contract.
- Subletting during the tenancy period will not be accepted from June 1 onwards.
Other disclaimers: Contract terminations not covered by this policy require separate approval from the apartment management, and approval is not guaranteed.
Notes for Students
Holding Deposit: Only applicable for bookings made before July 31.
First Rent Payment: It is crucial to meet the dual deadlines of July 31 OR within 3 days after signing the contract (whichever is later).
Cancellation documents: Proof such as visa refusal letters or academic transcripts must be submitted promptly.
Replacement tenant: Any replacement tenant found by the original tenant must pass the apartment management's review.
The apartment management reserves the final right of interpretation.
