Cancellation policy Below is a summary of the apartment cancellation policy. The policy is subject to real-time changes, so please refer to the official website and the contract for the most up-to-date information.
I. Regular Cancellation Policy
Non-liability Cancellation Period
- Deadline: Before March 31, 2025
- Cancellation Method: Submit a written application
- Outcome: A full refund of the prepaid rent
Cooling-off Period Policy (Effective April 1, 2025)
- Applicable Conditions: The keys have not been collected and the cancellation is made within 7 days after accepting the offer
- Cancellation Method: Submit a written application
- Outcome: No fees will be deducted, and the prepayment will be retained
Late Cancellation (Effective August 14, 2025)
- Precondition: The cooling-off period has passed
- Cancellation Rules:
▸ The contract can only be terminated if a replacement tenant is found.
▸ The replacement tenant must complete the signing process (the 7-day cooling-off period has passed).
▸ If the tenant has collected the keys and moved in, a £50 room cleaning fee will be charged.
II. Special Cancellation Clauses
No Place No Pay Policy (Only applicable to freshmen of undergraduate and postgraduate programs)
- Applicable Situations:
▸ The admission offer is revoked due to not meeting the academic requirements.
▸ The student chooses another university due to better-than-expected grades (only applicable to undergraduate freshmen).
- Application Materials:
▸ An official rejection letter from the university/UCAS.
▸ A screenshot of the UCAS admission status.
▸ An admission certificate from the new school (in case of changing schools).
- Time Limit: Applications must be submitted within 48 hours after the release of the grades.
Visa Rejection Policy
- Application Conditions:
▸ An official visa rejection certificate must be provided.
▸ The documents must be submitted within 48 hours of the visa rejection notice.
- Outcome: The contract will be automatically terminated, and the prepayment will be retained.
III. General Process Requirements
- All cancellation applications must be submitted through the official online system.
- The prepaid rent will not be refunded after a successful cancellation.
The final interpretation of this policy belongs to the apartment management.
