**I. Deposit Policy**

1. **Reservation Deposit (Holding Deposit/Deposit)**

   - **Payment Conditions**: Required to be paid at the time of reservation to lock in the room.

       - **Successfully Signed Contract**: Converted into a refundable "Security Deposit", regulated by government-approved deposit protection schemes (England/Wales: TDS; Scotland: SDS).

**II. Cooling Off Period**

   - **14-Day No-Fault Cancellation**: Cancel within 14 natural days from the receipt of the accommodation confirmation email for a full refund of the deposit.

   - **Near Check-In**: If the reservation is less than 14 days from the check-in date, the cancellation period is the earlier of the check-in date or 14 days.

- **Scotland**:

   - **14-Day No-Fault Cancellation**: Cancel within 14 natural days from the receipt of the "confirmation email" (after completing the reservation) for a full refund of the deposit.

   - **Near Check-In**: If the reservation is less than 14 days from the actual check-in date, the cancellation period is the earlier of the actual check-in date or 14 days.

**III. At/After the Start of the Agreement**

**Special Circumstances for Exemption from Liability (Proof Required)**:

   - **No Place No Pay for Academic Failure** (England/Wales only): First-year undergraduate students rejected by the university due to failing to meet/ exceeding expectations in their academic performance. Submit the rejection letter and new acceptance letter within 72 hours.

   - **No Visa No Pay**: Submit the official visa rejection letter and cancellation application within 72 hours.

   - **Other Special Circumstances** (Scotland): Such as health problems, etc., require reasonable proof.

**Finding a Replacement Tenant**:

   - **Conditions**:

       - The replacement tenant must meet the age requirements (England/Wales: 18+; Scotland: 16.5+) and be a full-time student at a nearby university.

       - Sign a new contract and pay the fees.

   - **Fees**: England/Wales requires a £50 management fee; fees are not clearly mentioned for Scotland.

   - **Refund**: After a successful replacement, the deposit is deducted as the cancellation fee, and the remaining rent is refunded.

**No Replacement Tenant Found**: The full rent is required to be paid until the end of the contract.
