Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to change, and you should refer to the official website and the contract for the most up - to - date information.
1. Cooling - off Period Policy
- Time Limit: You can cancel the contract unconditionally within 48 hours after signing.
- Conditions:
- You need to submit a written application via email.
- If you have received the keys, you will lose the right to cancel the contract.
2. No Place No Stay Policy
- Applicable Situations:
- You have not been admitted to your target university.
- You are a first - year undergraduate admittee and have chosen another university.
- Requirements:
- You need to submit the following documents within 72 hours after receiving the university rejection letter/notification of admission change:
- A UCAS confirmation letter of admission.
- A written certificate from the university admissions team.
- Exception: If you have already moved in and then dropped out/been expelled, you still need to fulfill the contract or find a replacement tenant on your own.
3. No Visa No Stay Policy
- Requirements:
- You need to submit the visa rejection certificate to the designated email address within 3 working days after receiving the rejection letter.
- Result: If you meet the requirements, you will receive a full refund of the advance payment and the deposit.
4. General Cancellation Rules
- After the contract becomes effective:
- You cannot cancel the contract for free. You must find a replacement tenant on your own.
- The apartment management is not responsible for finding a replacement tenant for you.
5. Replacement Tenant Process
- Steps:
- The original tenant should find a replacement tenant on their own and submit the detailed information of the new tenant to the apartment.
- The apartment team will contact the new tenant within 48 hours to process the contract transfer.
- After the new tenant signs the contract and pays the advance payment:
- The original contract will be terminated.
- The original tenant will receive a refund with a £100 administration fee deducted, and the refund will be processed within 10 working days.
- Fee Deduction: The administration fee will be deducted from the original deposit.
The final interpretation of this policy belongs to the apartment.
