I. Cancellations before Check-in (Must Meet the Following Conditions)
1. Once the contract is signed, it becomes legally binding. There is no cooling-off period.
2. Free Cancellation Situations
a. University Admission Revoked
- Applicable to: Freshman undergraduates and postgraduate students
- Requirements:
For undergraduates, the admission from the first-choice university is revoked due to not meeting the required grades. Or for postgraduate students, the admission is revoked or they decide to study at a university in another city.
Documents must be submitted within 7 days:
- A rejection letter from the university/UCAS or proof of not meeting the grades
- An admission letter from the university in the new city
b. Visa Rejected
- Applicable to: All students
- Requirements:
The UK study visa application is not approved.
Documents must be submitted within 7 days:
- An official visa rejection letter and a confirmation letter from the university stating that the student cannot enroll due to the visa failure
Processing Result: After the review is approved, the full deposit/prepaid rent will be refunded.
II. Cancellation Rules after Check-in
1. Special Case Applications (Subject to the approval of the property manager)
- Applicable Situations: Unforeseeable circumstances such as health problems (physical/mental), visa expiration, or withdrawal from school
- Requirements: Submit written proof. There is no guarantee that the application will be approved (Handled on a case-by-case basis)
2. Cancellation without Special Reasons
- Responsibility:
The tenant is required to find a replacement tenant on their own. Otherwise, they will continue to pay the rent until the end of the contract.
The provider is not responsible for finding a replacement tenant.
- Termination Condition: The original lease will be terminated when the new tenant's contract takes effect.
