Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes, and the official website and contract shall prevail.

I. Deposit Policy

  1. Holding Deposit/Deposit
    • Payment Conditions: It is required to be paid at the time of reservation to lock in the room.
    • Refund Conditions:
      • Successful Contract Signing: It will be converted into a refundable “Security Deposit”, which is regulated by the government - approved deposit protection schemes (TDS in England/Wales; SDS in Scotland).
      • No Contract Signing: If the apartment fails to provide accommodation, the deposit will be fully refunded.
    • Exceptions: The deposit may be forfeited if the tenant fails to sign the contract on time, provides false information, or violates immigration laws.

II. Cooling - Off Period

  • England/Wales:
    • 14 - Day No - Liability Cancellation: Cancellations made within 14 natural days from the receipt of the accommodation confirmation email will result in a full refund of the deposit.
    • Approaching Check - In: If the reservation is made less than 14 days before the check - in date, the cancellation deadline will be the earlier of the check - in date or 14 days.
  • Scotland:
    • 14 - Day No - Liability Cancellation: Cancellations made within 14 natural days from the receipt of the “confirmation email” (after the reservation is completed) will result in a full refund of the deposit.
    • Approaching Check - In: If the reservation is made less than 14 days before the actual check - in date, the cancellation deadline will be the earlier of the actual check - in date or 14 days.

Cancellation Method: Cancellations must be sent via email to the designated apartment office email address.


III. At/After the Start of the Agreement

Liability Exemption for Special Circumstances (proof required):

    • No Place No Pay (due to academic non - achievement) (only applicable in England/Wales): First - year undergraduates who are rejected by the university due to grades not meeting/ exceeding expectations must submit the rejection letter and a new admission letter within 72 hours.
    • No Visa No Pay: The official visa rejection letter and a cancellation application must be submitted within 72 hours.
    • Other Special Circumstances (Scotland): Such as health problems, reasonable proof is required.

Finding a Replacement Tenant:

    • Conditions:
      • The replacement tenant must meet the age requirement (18+ in England/Wales; 16.5+ in Scotland) and be a full - time student at a nearby university.
      • A new contract must be signed and fees must be paid.
    • Fees: A £50 management fee is required in England/Wales; fees are not explicitly mentioned in Scotland.
    • Refund: After a successful replacement, the deposit will be deducted as a cancellation fee, and the remaining rent will be refunded.

If No Replacement Tenant is Found: The full rent must be paid until the end of the contract.


IV. Mid - Term Check - Out after Check - In
