Booking Process & Deposit Rules
Bookings made before July 31
- After receiving the contractWithin the3-day decision period:
✓ Pay the Holding Deposit(Holding Deposit)(This will be deducted from the first rental payment upon check-in)
✓ Both the tenant and the guarantor must sign the contract - Deadline for the first rental payment:July 31(Failure to pay by this date may result in cancellation of the booking)
Bookings made from August 1 onwards
- Must be completed within the decision period:
✓ Pay the first rental payment (Holding Deposit is not required for bookings made on or after August 1)
✓ Both the tenant and the guarantor must sign the contract
Cancellation & Refund Policy
Cancellation Timeline & Refund Rules
- Cancellation during the decision period:Full refund of the Holding Deposit
- Cancellation after the decision period but before July 31:Refund of any rent paid (minus the Holding Deposit)
- Cancellation on or after August 1, after accepting the contract and paying the first rental payment - Only under the following special circumstances(Proof required):
✓ Visa application denied (not including cases where a visa was granted and later revoked)
✓ Failure to meet the academic entry requirements
For those who meet the conditions: Refund of the first rental payment (minus the Holding Deposit) - Cancellation not meeting the special conditions:The tenant is liable for the full rent, or must find a replacement tenant (subject to the apartment's review and approval)
Important Notes
- Failure to act within time limits
No payment/signature within the decision period → Booking is automatically cancelled, and the room is reopened - After the tenancy starts
- Room changes/subletting require apartment availability + review and approval
- A£50 administration feeis charged for each subletting
- + The room must be cleaned according to the contract standards
Subletting during the tenancy period is not accepted from June 1 onwards

Termination requests not covered by this policy require separate approval from the apartment management and are not guaranteed.
