Cancellation policy Below is a summary and overview of the apartment cancellation policy. Please note that policies are subject to change in real-time; always refer to the official website and your signed contract for the most current information.
1. Cancellation Application Requirements
All cancellation requests must be submitted via email.
- To request a refund, you must complete the official Refund Form. All details on the form must be completed using UPPERCASE ENGLISH LETTERS.
2. Detailed Cancellation Policy by State
Important Note: The following policies apply only to cancellations made before the lease start date. Cancellations after the lease has commenced will be handled according to the terms of the lease agreement.
New South Wales (NSW)
- Holding Deposit: Equivalent to 1 week's rent.
- Cooling-Off Period: 48 hours after paying the deposit or the lease start date, whichever occurs first.
- Cancellation during the Cooling-Off Period: Full refund of the holding deposit.
- Cancellation after the Cooling-Off Period: The holding deposit will be forfeited, but any remaining pre-paid fees will be refunded.
- The lease agreement must be signed prior to check-in. The holding deposit will be credited towards the first rental payment.
- Failure to sign the lease agreement by the specified deadline will result in the forfeiture of the holding deposit.
Queensland (QLD)
- Holding Deposit: Equivalent to 1 week's rent.
- Cooling-Off Period: 48 hours after paying the deposit or the lease start date, whichever occurs first.
- Cancellation during the Cooling-Off Period: Full refund of the holding deposit.
- Cancellation after the Cooling-Off Period: The holding deposit will be forfeited, but any remaining pre-paid fees will be refunded.
- The lease agreement must be signed within the required timeframe after paying the deposit. The holding deposit will form part of the rental bond.
- Failure to sign the lease agreement by the specified deadline will result in the forfeiture of the holding deposit.
Victoria (VIC)
- Holding Deposit: Equivalent to 1 week's rent.
- Cooling-Off Period: 48 hours after paying the deposit or the lease start date, whichever occurs first.
- Cancellation during the Cooling-Off Period: Full refund of the holding deposit.
- The lease agreement must be signed within 14 days of paying the deposit. Failure to do so will result in the forfeiture of the holding deposit.
South Australia (SA)
- Holding Deposit: Equivalent to 1 week's rent.
- Cooling-Off Period: 48 hours after paying the deposit or the lease start date, whichever occurs first.
- Cancellation during the Cooling-Off Period: Full refund of the holding deposit.
- Cancellation after the Cooling-Off Period: The holding deposit will be forfeited, but any remaining pre-paid fees will be refunded.
- The lease agreement must be signed prior to check-in. The holding deposit will be credited towards the first rental payment.
- Failure to sign the lease agreement by the specified deadline will result in the forfeiture of the holding deposit.
3. Full Refund Under Special Circumstances
A full refund (including the holding deposit) may be granted if the booking is cancelled for the following reasons:
- Student Visa Application Denied (Official visa refusal letter must be provided).
- Not Accepted by the Educational Institution (Official letter of rejection must be provided).
Requirements:
- Provide written notice at least 3 days prior to the intended cancellation.
- Submit a fully completed Refund Form along with all required supporting documentation.
4. Cancellation by Management
Scape reserves the right to cancel a booking without refunding the holding deposit under the following circumstances:
- Provision of false or misleading information during the application process.
- Failure to comply with the booking terms and conditions (e.g., not providing required documents or payments by the specified deadlines).
5. Refund Processing
- Refund Method: Bank transfer (Please note that international bank transfers may incur fees).
- Processing Time: As required by state legislation or within a "reasonable period," typically not exceeding 30 days.
