**1. The lease start date is more than 8 weeks after the reservation (e.g., reserved in June for occupancy in September)**

   - **Unconditional refund period**: You can cancel for free within **14 days** after the reservation and receive a full refund with no further liability.

   - **Cancellation conditions after 14 days**:

       - **Visa refusal**: If you are refused a UK visa and can provide proof, you can cancel before **August 20th**.

       - **Alternative tenant**: If the apartment finds a new tenant who meets the lease responsibilities (subject to apartment approval), you can cancel.

**Cancellation fees**:

   - In either case, you need to retain **one week's deposit** as a handling fee.

   - If you have paid more than one week's rent and have not moved in, the excess amount can be applied for a refund to the original payment account.
