**1. The lease start date is more than 8 weeks after the reservation (e.g., reserved in June for September occupancy)**
- **Unconditional refund period**: You can cancel for free within **14 days** after the reservation and receive a full refund without any subsequent liability.
- **Cancellation conditions after 14 days**:
- **Visa refusal**: If you are refused a UK visa and can provide proof, you can cancel before **August 20th**.
- **Replacement tenant**: If the apartment management finds a new tenant who meets the lease responsibilities (subject to apartment approval), you can cancel.
- **Cancellation fees**:
- In either case, you need to retain **one week's deposit** as a handling fee.
- If you have paid more than one week's rent and have not moved in, the excess amount can be applied for a refund to the original payment account.
**2. The lease start date is within 8 weeks after the reservation (e.g., reserved in August for September occupancy)**
- **Unconditional refund period**: You can cancel for free within **7 days** after the reservation and receive a full refund without any subsequent liability.
- **Cancellation conditions after 7 days**:
- **Only replacement tenant**: If the apartment management finds a new tenant who meets the conditions (subject to apartment approval), you can cancel.
- If the lease has started (regardless of whether you have moved in), you need to go through the official "Apply to terminate the contract process".
- **Cancellation fees**:
- You need to pay **one week's rent** as a cancellation handling fee, and the unused rent beyond one week can be applied for a refund to the original payment account.
**3. Conditions for early termination after moving in**
- **Lease termination conditions** (subject to apartment approval):
- You need to find a new tenant and a guarantor who meet the remaining lease responsibilities (lease terms are the same as the original contract).
- The remaining lease term needs to be **≥7 weeks**.
- You need to move out at least **1 week** in advance (or as notified by the apartment).
- **Fees**:
- You need to pay a **contract termination handling fee** (covering management costs).
- The cost of the unused rent beyond one week can be applied for a refund to the original payment account.
