- Cancellation before signing the contract: If you cancel your reservation before signing the tenancy agreement, you will forfeit the £99 reservation fee that you have already paid.
- Cancellation after signing the contract: If you have already signed the agreement, you are required to find a qualified replacement tenant on your own and bear all the rent until a new tenant is found.
2. Consequences of Unauthorized Move - out
- The contract remains valid: Simply abandoning the tenancy (e.g., dropping the keys in the mailbox) does not terminate the contract. The apartment provider can continue to charge rent until:
- Legal action: The apartment provider may pursue legal action through the court to recover the outstanding rent. If the apartment is successfully re - rented, the outstanding rent will be calculated up to the date when the new tenant moves in.
3. Process for Replacing a Tenant
- The following two conditions must be met:
- The apartment provider's responsibility: The provider will assist in finding a replacement tenant.

You must notify the apartment provider in writing immediately.
Your liability for rent ends when the new tenant moves in and starts paying rent.
Unauthorized cancellation of the tenancy may result in legal risks and a negative impact on your credit record.
