  1. Once you accept the offer and pay the deposit, the reservation is confirmed. The tenancy agreement is a legal contract. After signing, the tenant is responsible for the full - term rent.
  2. Cooling Off Period: You can cancel the reservation without liability within 7 days after the reservation is confirmed, and the full deposit will be refunded (the refund may take several weeks).

Types of Cancellation Policies

1. Cancellation within the Cooling Off Period (within 7 days)

  • Condition: The cancellation request must be made within 7 natural days after the reservation is confirmed.
  • Refund: The full deposit will be refunded.
  • Procedure: Send an email to the designated email address, stating your intention to cancel and your personal information.

2. Cancellation after the Cooling Off Period

  • Responsibility: You are required to continue paying the rent until a new tenant is found or the lease term ends.

Cancellation Policy in Ireland

  • Cancellation before the license agreement becomes effective:

Handling of Special Situations

A. Medical Reasons

  • Condition: You are unable to continue your studies due to a pre - declared medical problem before signing the contract.
  • Requirements: Submit a doctor's certificate and a university expulsion/deferral certificate.
  • Responsibility: You are required to pay at least 4 weeks' rent or the current rent cycle fee (whichever is longer).

B. Sensitive/Special Cases

  • Procedure: Submit a written application and supporting materials to the Special Conditions Committee.
  • Processing Time: Approximately 10 working days (the final decision is non - appealable).

Important Notes

  1. The deposit is non - transferable. It cannot be transferred to other tenants or years.
  2. Refund Delays: Due to the processes of the deposit protection scheme, the apartment management cannot expedite the refund.
