Summary of Core Terms in the Unsubscription Policy

1. 14-Day Cooling-Off Period Unsubscription

  • Applicable Conditions
    • Submitted within 14 days after signing the contract + Have not checked into the apartment
  • Refund Rules
    • The supplier will fully refund the security deposit.
  • Invalidation Situations
    • Unsubscription is not allowed once the tenant has checked in.

2. Regular Unsubscription (Before July 31, 2025)

  • Time Window
    • After the cooling-off period and before July 31, 2025
  • Unsubscription Fees
    • The supplier will charge an unsubscription management fee of £250 + VAT.
    • The fee will be directly deducted from the security deposit.

3. Unsubscription after July 31, 2025 (Only before the start of the lease term)

  • Unsubscription Conditions
    • The tenant must find a replacement tenant + The lease term has not started.
  • Tenant's Responsibilities
    • The tenant is required to continue paying the rent until the new tenant moves in.
    • The supplier will retain the entire security deposit.
  • Effective Date of Unsubscription
    • The original contract will terminate on the day when the new tenant signs the contract.

4. Unsubscription due to Failed University Enrollment (Only for freshmen)

  • Applicable Situations
    • The university admission offer is revoked due to the tenant's failure to meet the academic requirements.
  • Document Requirements
    • Provide a rejection letter from the university/UCAS within 7 days.
  • Refund Rules
    • The supplier will fully refund the security deposit and the prepaid rent.

5. Unsubscription due to Visa Rejection (Applicable to all students) (Valid until September 1, 2025)

  • Applicable Situations
    • The UK study visa application is rejected.
  • Document Requirements
    • Submit a personal unsubscription application + a visa rejection letter from the UK government within 7 days.
  • Exclusion Clause
    • This policy does not apply to visas that are revoked after being approved.
Important Platform Statement
1. This policy is formulated by the apartment supplier alone, and the platform only serves as an information transmitter.
2. The unsubscription application must be **submitted directly to the supplier's email address**.
3. The refund operation and amount determination **are all carried out by the supplier**, and the platform does not assume the responsibility of fund guarantee.
4. The "not checked in" status is subject to the supplier's system records, and the tenant is required to keep relevant vouchers by themselves.
5. The final interpretation of special clauses (such as unsubscription due to university enrollment/visa issues) belongs to the supplier.
