Acommodation rules
Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to change, and you should refer to the official website and the contract for the most up-to-date information.
1. Reservation Fee Rule
- Non-refundable: Under no circumstances will the reservation fee be refunded.
2. Cancellation Before Signing (Before the Lease Agreement is Signed)
- Only the reservation fee will be deducted: After cancellation, you will not be required to pay the rent, but the paid reservation fee will not be refunded.
3. Cancellation After Signing (After the Lease Agreement is Signed)
- One of the following conditions must be met:
- Find a replacement tenant: The tenant is required to find a qualified replacement tenant on their own (subject to the supplier's approval). Otherwise, they will be responsible for paying all the remaining rent.
- Academic failure or visa rejection (for first-year freshmen only):
- Proof documents must be submitted within 7 days after the release of the grades or the visa result. In this case, the tenant will be exempted from the rent liability (the reservation fee is still non-refundable).
- Accepted documents:
A written rejection letter from the university or UCAS
A screenshot of the UCAS status indicating that the required grades were not met
A visa rejection letter from the UK Home Office
4. Postponement of the Course Start Date (Proof of the new start date is required)
- Relevant materials must be submitted within 7 days. The apartment can delay the lease term to meet your class schedule.
5. Early Check-out During the Lease Term
- The tenant is fully responsible for the rent, unless a qualified replacement tenant is found.
- Subletting is prohibited: Subletting without written permission is a violation of the contract.
- Process for finding a replacement tenant:
- The original tenant is responsible for finding a replacement.
- A £50 administration fee is required.
- The written procedures of the supplier must be completed.
