Acommodation rules
Cancellation policy 1. Cancellation during the Cooling - off Period:
This applies to tenants who made a reservation before July 15, 2024, and have not collected the keys.
Tenants can cancel the reservation within 14 calendar days after accepting the lease agreement.
2. Cancellation under Specific Conditions (Written application required before August 1, 2024):
- Withdrawal from university due to health reasons: Proof from the university and the tenant's doctor is required.
- Failure to obtain university accommodation or being rejected from a course: Proof of university exam results is required.
- Visa application rejection: Proof from a government official is required.
- Other special circumstances: Decisions are at the discretion of the landlord, and cancellation is not guaranteed.
3. After the Cooling - off Period and Key Collection:
Once the cooling - off period has passed or the keys have been collected, regardless of the date, the lease agreement cannot be cancelled unless a suitable replacement tenant is found.
The tenant is required to pay all the rent until the replacement tenant moves in.
4. Cancellation Restrictions:
After August 1, 2024, the lease agreement cannot be cancelled under any circumstances for the tenant.
Once the room keys have been collected, the lease agreement cannot be cancelled, regardless of whether the cooling - off period or the August 1 deadline has passed.
5. Requirements for Replacement Tenants:
- Must be a full - time student.
- Sign the agreement under the same conditions as the original tenant.
- Provide sufficient evidence of funds and a suitable guarantor, or pay the full rent in advance.
6. Tenant Responsibilities:
- Pay the rent according to the payment plan.
- Be responsible for finding a suitable replacement tenant.
- Provide a suitable guarantor and an installment - payment plan within 14 days after accepting the lease agreement. Otherwise, the landlord has the right to cancel the lease agreement.
The final interpretation right belongs to the apartment.
