Cancellation policy

1. Cooling - off Period

  • Time Limit: Within 3 business days after the contract is confirmed, and it must be before check - in (getting the keys).
  • Refund: If the cancellation is successful, the full deposit and prepaid rent will be refunded.
  • Important: Once you check in, you immediately lose the eligibility for the cooling - off period!

2. Cancellation Before Check - in (After the Cooling - off Period)

  • Handling Fee: £75 (usually deducted from the deposit).
  • Key Responsibility: You must find a qualified replacement tenant.
  • Apartment Assistance: The apartment will only assist in finding a replacement tenant when the entire building is fully occupied, and there is no guarantee of success.
  • Rent Responsibility: You are still required to pay the rent until a replacement tenant is found.
  • Refund: After the replacement tenant completes the procedures and makes the payment, the remaining deposit (after deducting £75) and the excess prepaid rent will be refunded.

3. Cancellation After Check - in

  • Handling Fee: £75 (usually deducted from the deposit).
