1. Requirements for Cancellation Applications
- All cancellation applications must be submitted via email.
- To request a refund, you need to fill out the official Refund Form in capital English letters.
2. Detailed Cancellation Policies by State
Applicability: The following policies only apply to cancellations before the lease start date. Cancellations after the lease takes effect will be handled according to the lease terms.
New South Wales (NSW)
- Holding Deposit: One week's rent.
- Cooling-off Period: 48 hours after the deposit payment or the lease start date, whichever is earlier.
- Cancellation within the cooling-off period: The full deposit will be refunded.
- Cancellation after the cooling-off period: The deposit will be deducted, and the remaining fees will be refunded.
- You must sign the lease agreement before check-in. The deposit will be used to offset the first - month rent.
- If you fail to sign the lease on time, the deposit will not be refunded.
Queensland (QLD)
- Holding Deposit: One week's rent.
- Cooling-off Period: 48 hours after the deposit payment or the lease start date, whichever is earlier.
- Cancellation within the cooling-off period: The full deposit will be refunded.
- Cancellation after the cooling-off period: The deposit will be deducted, and the remaining fees will be refunded.
- After paying the deposit, you need to sign the lease agreement within the required time frame. The holding deposit will form part of the rental bond.
- If you fail to sign the lease on time, the deposit will not be refunded.
Victoria (VIC)
- Holding Deposit: One week's rent.
- Cooling-off Period: 48 hours after the deposit payment or the lease start date, whichever is earlier.
- Cancellation within the cooling-off period: The full deposit will be refunded.
- You must sign the lease within 14 days after paying the deposit; otherwise, the deposit will not be refunded.
South Australia (SA)
- Holding Deposit: One week's rent.
- Cooling-off Period: 48 hours after the deposit payment or the lease start date, whichever is earlier.
- Cancellation within the cooling-off period: The full deposit will be refunded.
- Cancellation after the cooling-off period: The deposit will be deducted, and the remaining fees will be refunded.

3. Full Refunds in Special Circumstances
You can apply for a full refund (including the deposit) if you cancel your reservation due to the following reasons:
- Student visa rejection (an official rejection notice is required).
- Non - admission to an educational institution (a rejection letter is required).
Requirements:
- Provide written notice at least 3 days in advance.
- Submit a completed Refund Form and relevant supporting documents.
4. Situations Where the Apartment Management Cancels the Reservation
Scape reserves the right to cancel a reservation and not refund the deposit in the following situations:
- Providing false or misleading information.
- Failing to comply with the reservation terms (e.g., not providing required documents or making payments on time).
5. Refund Processing
- Refund method: Bank transfer (International transfers may incur fees).
- Processing time: As required by state laws or within a "reasonable period" (usually no more than 30 days).
