Cancellation policy

Here is a summary and overview of the apartment cancellation policy. The policy is subject to real - time changes. Please refer to the official website and the contract for details.


Booking Process

  1. Acceptance Time Limit
    • After submitting the booking, students have 5 days (starting from August 5th, it is 3 days) to consider whether to accept the offer. If they accept, they need to complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 advance payment (only applicable in England; no payment is required in Scotland).
    • If not completed within the time limit, the booking will automatically expire and a new application is required (the original room type or price is not guaranteed).

Cooling - Off Period

  • 7 - day no - liability cancellation:After the contract confirmation email is sent outWithin 7 days (except in Wales)Before collecting the keyCancellation can be made in writing, and the deposit/advance rent will be fully refunded.

Cancellation Conditions after the Cooling - Off Period


Only the following three situations can exempt the liability for the remaining rent, and all need to submit the proof before August 31 of the starting year of the tenancy period and within 7 calendar days after receiving the result (for tenancy periods starting in December or January, the proof needs to be submitted before January 15):No Place No Pay (not admitted, only applicable to freshmen)An official rejection letter from the university or a course cancellation certificate needs to be provided.

Policy Application Scope Limitation: If a student decides not to accept a university offer, withdraw a university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the supplier will be followed and a tenant replacement is required.

    • No Visa No Pay (visa rejected)
    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After passing the review, the deposit and advance payment will be refunded.

No ATAS No Pay (ATAS certificate rejected)

    • Applicable to students of specific disciplines who need an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After passing the review, a refund will be made.

Tenant Replacement Policy

    • Before the tenancy period starts

A student can propose a new tenant, but the apartment management has the right to decide:

a. Accept the new tenant and sign the contract

    • b. Put the room back on public sale
      c. Allocate it to a student on the waiting list
      Liability Release
      Seven days after any of the above situations occurs, the original student's lease will be terminated.

Note: If the replacement is not successful, the student is still liable for the rent.

    • After the tenancy period starts:
    • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.If the room has been occupied, a £50 room - preparation fee needs to be paid.

The final interpretation right belongs to the apartment.
