I. General Cancellation Rules
14 - day Cooling - off Period
- You can cancel your booking without giving a reason within 14 days after signing the contract and paying the deposit.
- You are required to submit a written cancellation request and ensure it is delivered within the 14 - day period.
No Cancellations after the Lease Commences
- If the lease has started (regardless of whether it is within the cooling - off period), cancellation is not allowed. However, you can apply for subletting (see Part II).
II. Subletting Process
- Conditions and Procedures
- You need to find a qualified new tenant on your own, and the new tenant must pass the apartment management's review.
- You are required to pay a £50 administration fee. The original tenant can only terminate the contract after the new tenant signs the contract and makes the payment.
III. Special Cancellation Clauses
Cancellation Right for Freshmen
- You can still cancel your booking after the cooling - off period if you meet the following conditions:
- Notify the apartment in writing within 7 days after receiving your A - Level (or equivalent international exam results).
- Provide proof of your results (showing that you did not meet the admission requirements of the course).
International Students with Visa Rejections
- You can still cancel your booking after the cooling - off period if you meet the following conditions:
- If your visa application is rejected, you can cancel your booking within 7 days after receiving the rejection notice. You are required to provide an official visa rejection letter.
Course Application Rejections
- If your course application is rejected after the lease has started, you need to notify the apartment within 7 days after receiving the rejection letter and provide an official school rejection letter.
IV. Refund Rules
Refundable Situations
- If you cancel your booking within the cooling - off period or meet the special cancellation clauses, the deposit will be fully refunded (any reasonable handling fees, such as the £50 subletting fee, will be deducted).
Non - refundable Situations
- If the lease has started and you do not meet the cancellation conditions, no refund will be issued.
V. Document Requirements
- All cancellation requests must be accompanied by official supporting documents (such as transcripts, visa rejection letters, school rejection letters, etc.).
