Cancellation policy Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes, so please refer to the official website and the contract for the most up-to-date information.
I. Cancellation Time and Refund Rules
7-Day No-Liability Cancellation
- If you submit a written cancellation request within 7 days after signing the contract and the lease term has not started, the first week's rent will be fully refunded.
Post-Deadline Cancellation (After 7 days of signing or after the lease term has started)
- Prerequisite: A new tenant must take over your apartment.
- Liability Notice:
▶ You are required to continue paying rent until the new lease takes effect.
▶ You need to bear a £50 administration fee (for the cost of the move-out procedure and tenant recruitment).
▶ The landlord does not guarantee to find a replacement tenant.
II. Special Scenario Clauses
- Cooling-Off Period: If you send an email to request cancellation within 48 hours after paying the reservation fee, the reservation fee will be fully refunded (only valid when the lease term has not started).
- Visa Rejection: If you submit an email with a visa rejection certificate to request cancellation 28 days before the contract start date, only the rent will be refunded, and the reservation fee will not be refunded.
- Tenant Default: If you fail to pay the rent on time (before the lease term starts), the landlord has the right to cancel the agreement and will not refund the prepayment.
- Landlord Termination: If the landlord cancels the lease before the lease term starts, they must provide written notice in advance and refund all the payments.
III. Key Liability Reminders
All cancellation requests must be submitted to the landlord in written notice.
The reservation fee is non-refundable after the cooling-off period (clearly stated at the end of the policy).
The liability for rent payment in case of post-deadline cancellation continues until the date when the new tenant signs the contract (subject to the landlord's written confirmation).
