About the building

Looking for student accommodation in Medway, Pier Quays is truly a place where "once you've lived there, you don't want to move". It's filled with students from the University of Kent and the University of Greenwich. You might meet classmates from the same course in the elevator in the morning and cook hot pot with international roommates in the kitchen at night. The social circle doesn't need to be deliberately cultivated; it just naturally becomes lively.

**Location**

A prime location that allows you to rush to class or go on outings without worry. Pier Quays is located in the Gillingham area of Medway. Surrounded by residential areas, it's quiet during the day and not noisy at night, making it extremely comfortable to live in.

It takes only 25 minutes to walk and 7 minutes to cycle to the University of Greenwich (Medway).

**Apartment Facilities**

A living space filled with numerous "little surprises". The details inside the rooms are top-notch, making every room feel "worth living in"! The En-suite rooms have private bathrooms, and sharing the kitchen helps you get to know your roommates faster. The Studio is even more comfortable, with an independent bathroom and kitchen, giving you your own private space.

The public facilities at Pier Quays are truly tailored to "students' needs"!

**Surrounding Life**

An "ideal area" that combines quietness and convenience. The living environment is quiet and livable, allowing you to balance study and life without any issues. The apartment is surrounded by residential areas and a small number of shops. There is 24/7 CCTV surveillance in the apartment. Within an 8-minute walk, there is the Gillingham Police Station. You might occasionally see patrolling police officers when walking home at night, and you don't have to be afraid even if you come back from the library in the early hours. There are no complex places nearby, just students and residents.

There is a Tesco Express and Domino's Pizza within a 1-minute walk. If you're in a rush to complete an assignment and don't have time to cook, you can order takeout.

There is an Oriental Mart (a Chinese supermarket) within an 11-minute bus ride, where you can find soy sauce, oyster sauce, hot pot base, and frozen dumplings. When you're homesick, cooking a bowl of noodles can instantly soothe your feelings.

It takes only 20 minutes to walk to the Royal Engineers Museum. Spend a weekend there to gain knowledge and pass the time.

Acommodation rules

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period

Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:

      a. Accept the new tenant and sign a contract.

      b. Relist the room for sale.

      c. Allocate the room to a student on the waiting list.

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
