Acommodation rules
Cancellation policy The following is a summary of the apartment cancellation policy. Please note that the policy is subject to change, and the official website and the contract shall prevail.
1. Contract Signing and Effectiveness Conditions
- Tenants are required to sign the contract online, upload relevant materials, and verify the information within 14 days after receiving the contract.
- Failure to sign the contract on time: The apartment management reserves the right to cancel the reservation unilaterally (notification will be sent via email).
2. Rent Payment Rules
- Installment - plan payment: A UK - based guarantor (or the Housing Hand guarantee service) is required.
- One - time payment: Tenants without a guarantor must pay the full rent before check - in.
- Non - payment of rent prohibits check - in: The first installment of rent must be paid on the date specified in the contract.
3. Cooling - off Period Cancellation (Full Refund)
- Duration: Within 14 days after the contract is signed.
- Refund scope: The full reservation fee will be refunded.
4. Cancellation after Check - in (Subletting)
- The only way to cancel: Tenants must find a suitable replacement tenant on their own, and the replacement tenant must meet the following requirements:
- Refund conditions: The original tenant can get a refund only after the replacement tenant completes the contract signing, payment, and check - in.
- Fees: Both the original tenant and the replacement tenant are required to pay a £50 administration fee (collected by the apartment).
- If no replacement tenant is found: The original tenant is responsible for paying the full rent as stipulated in the contract.
5. Special Cancellation Situations (Proof Required)
- Failure to be admitted to university: First - year undergraduates whose admission is revoked due to non - meeting the academic requirements must submit an official rejection letter from the university.
- Revocation of academic qualification/visa: Current students who lose their student status due to academic performance or visa issues must submit an official certificate from the university.
The final interpretation right belongs to the apartment.
