About the building

Queen's Park House is an extremely cost-effective student apartment that offers Ensuite and Studio room types. The highlight of the Studio room type is that the kitchen has a separate door, and it enjoys a prime location, being in the city center, which combines the convenience of both study and life.

Location

It takes about 1 - 1.08 km (around 16 minutes) to walk from the apartment to the core area of Coventry University campus:

Charles Ward Building (shared building for business, environmental health and life sciences), about 14 minutes' walk.

William Morris Building (detailed building for the Business School, including finance, sports tourism), about 16 minutes' walk

Ellen Terry Building (School of Arts and Design, including performing arts, music) about 17 minutes' walk.

Alma Building & Armstrong Siddeley Building (core buildings for engineering, computer science, and mathematics majors) about 15 minutes' walk.

George Eliot Building (language center, law, history, international relations major building), about 16 minutes' walk.

There is no direct walking route from the apartment to the University of Warwick. Public transportation is highly recommended (22 - 30 minutes). It can be combined with bus + short walk, about 25 - 30 minutes. It takes 3 minutes to walk from the apartment to the City College bus stop. Take the X17/X18 bus directly to the main campus station of the University of Warwick (22 - minute drive), and then walk 5 minutes to the Business School, which is suitable for students majoring in MBA, finance, and management.

Apartment Facilities

Essential living facilities: A large student community that can accommodate 464 students, offering En-suite and Studio rooms, with 3 - 6 people per room, equipped with private independent bathrooms, balancing 'light socializing' and personal privacy, providing a higher level of living comfort. The biggest highlight of the Studio is that it includes an independent kitchen with a door. The rent already includes heating, water, and electricity, without additional sharing; Wi-Fi is fully covered within the apartment (including rooms and public areas), and ultra-high-speed broadband is provided to meet the needs of online learning and entertainment. There is a bicycle storage area, a self-service laundry room, vending machines, and waste sorting and recycling points to solve the basic needs of daily living. It is equipped with 24-hour monitoring (CCTV), 24-hour assistance service, and on-site service team; an access control security entry system and a fire protection system are adopted, and property insurance is provided for residents, ensuring full living security. There is a paid parking lot in the apartment, and there is also an outdoor social space to meet the needs of daily relaxation and group communication. A dedicated study space is provided to offer students a quiet and focused learning environment, taking into account the dual needs of 'living + learning'.
Intelligent and convenient services: Support managing residence-related affairs through the Unite Students exclusive APP for more efficient operation.

Acommodation rules

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period

Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:

      a. Accept the new tenant and sign a contract.

      b. Relist the room for sale.

      c. Allocate the room to a student on the waiting list.

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
