Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to change, and you should refer to the official website and the contract for the most up-to-date information.

Booking Process and Deposit Rules

Bookings Made Before July 31

  • After receiving the contract, you must, within a 3-day decision period:  Pay a holding deposit (which will be deducted from the first - month rent upon check - in). Both the tenant and the guarantor should sign the contract.  
  • The deadline for paying the first - month rent is July 31. Failure to pay by this date may result in the cancellation of your booking.

Bookings Made On or After August 1

  • Within the decision period, you need to:  Pay the first - month rent. A holding deposit is not required for bookings made on or after August 1. Both the tenant and the guarantor should sign the contract.  

Cancellation and Refund Policy

Cancellation Time and Refund Rules

  • Cancellation within the decision period: The holding deposit will be fully refunded.
  • Cancellation after the decision period but before July 31: The rent already paid will be refunded, minus the holding deposit.
  • Cancellations on or after August 1, after accepting the contract and paying the first - month rent, are only permitted under the following special circumstances (proof is required):  Your visa application is rejected (excluding cases where a visa has been issued but later revoked). You fail to meet the academic entry requirements. If you meet these conditions, the first - month rent will be refunded, minus the holding deposit.  
  • Cancellations that do not meet the special conditions: You will be liable for the full rent, or you may find a replacement tenant on your own (subject to the approval of the apartment management).

Important Notes

  1. Failure to act within the specified time: If you fail to pay the deposit or sign the contract within the decision period, your booking will be automatically cancelled, and the room will be made available for other bookings.
  2. After the lease term begins
  • Room changes or sub - lettings are subject to the availability of rooms in the apartment and the approval of the management.
  • A £50 administration fee will be charged for each sub - letting, and you are required to clean the room according to the contract.
  • Sub - lettings during the lease term will not be accepted after June 1.

Other Disclaimers: Cancellations not covered by this policy require separate approval from the apartment management, and approval is not guaranteed.

Notes for Students

Holding Deposit: Only applicable to bookings made before July 31.

First - Month Rent: Make sure to meet both the July 31 deadline and the 3 - day deadline after signing the contract.

Documents for Cancellation: You should submit proof such as a visa rejection letter or academic transcripts in a timely manner.

Replacement Tenant: Any replacement tenant you find on your own must be approved by the apartment management.
