Exchange Court is a brand-new luxury student accommodation located in the heart of Leeds, and it is expected to open in May 2025. The accommodation offers spacious studio rooms, designed with large windows to ensure sufficient natural light, and some rooms even have private balconies.

Exchange Court has complete facilities, including a study room, yoga facilities, and a room with fitness balls and a bike storage area. The common lounge has a game area and a mahjong table, as well as a private dining suite, providing a place for residents to hold social activities with friends. In addition, the accommodation also has entertainment facilities such as a golf simulator, a cricket pitch, a karaoke lounge, and a cinema room, as well as a bike storage area and laundry facilities to meet the diverse needs of residents.

Exchange Court enjoys a prime location and is easily accessible on foot to multiple important places. It takes only 13 minutes to walk to Leeds Beckett University, the University of Leeds, and Leeds Arts University (Vernon Street). In addition, it takes 18 minutes to walk to Leeds Trinity University (City Campus) and 20 minutes to walk to Leeds Arts University (Blenheim Walk). Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Always refer to the official website and the contract for the most up-to-date information.


Standard Cancellation Policy

Before Signing the Rental Agreement

    • Situation: Cancel before receiving the booking confirmation email and notify within 7 days after the application.
    • Handling: The prepaid rent will be fully refunded.
    • Exception: If the agreement is not signed within 7 days after the application, the prepaid rent will not be refunded.

After Signing the Agreement but Before the Start of the Lease Term

    • Cancellation within 72 hours
      • Handling: The prepaid rent will be fully refunded.
    • Cancellation after 72 hours
      • Handling: The tenant must find a replacement tenant to terminate the agreement. The tenant is required to continue paying the rent until the new tenant signs the contract.

After the Start of the Lease Term (including the start date)

    • Handling: The tenant must find a replacement tenant to terminate the agreement. The tenant is required to continue paying the rent until the new tenant signs the contract.

Other Important Clauses

  • Refund Conditions: After finding a replacement tenant, the prepaid rent and the paid rent (minus the accrued rent) will be refunded.
  • Tenant Default: If the tenant fails to pay the rent on time, the apartment management has the right to unilaterally cancel the agreement, and the prepaid rent will not be refunded.

"No Place No Pay" Policy

Applicable to:
International students applying for a UK undergraduate or postgraduate program for the first time in the 2025/26 academic year, covering full-year, semester, or short-term accommodation.

Cancellation Conditions and Procedures:

Not Admitted

    • Submit an official rejection or deferral letter (in English) from UCAS or the university within 48 hours after the release of the admission results.
    • After the review is approved, the contract will be cancelled, and the rent will be refunded.

Course Cancellation

    • If the course is cancelled, the tenant can apply for contract termination or request to be transferred to another partner apartment (subject to availability).

Special Case Handling

    • Delayed Enrollment/Retake Exams: In case of missed enrollment or the need to retake exams due to uncontrollable reasons, each case will be reviewed individually (the apartment management has the final decision).
    • University Withdrawal of Offer: If the offer is revoked due to disciplinary or personal reasons, the tenant is still responsible for the rent.

Key Restrictions:

  • The application must be submitted at least 7 days before the start of the lease term. Otherwise, the standard cancellation policy will apply.
  • If the tenant has received the keys or moved in, they are required to pay the rent from the start of the lease term until the contract termination date.

"No Visa No Pay" Policy

Applicable to:
International students who need to apply for a UK visa for the 2025/26 academic year, covering full-year, semester, or short-term accommodation.

Cancellation Conditions and Procedures:

Visa Rejected

    • Submit an official visa rejection letter (in English) within 48 hours after receiving the rejection notice.
    • After the review is approved, a full refund will be issued within 28 working days.

Visa Still Under Review

    • If the visa is still under review 7 days before the start of the lease term, the tenant can apply to reserve the room (subject to availability and the decision of the management).

Special Case Handling

    • Voluntary Visa Cancellation: The standard cancellation policy will apply.
    • Visa Revoked: If the visa is terminated due to behavioral or legal issues, the tenant is still responsible for the rent.

Key Restrictions:

  • The application must be submitted at least 7 days before the start of the lease term. Otherwise, the standard cancellation policy will apply.
  • If the visa is cancelled after the tenant has moved in, they must notify the apartment within 48 hours. The rent liability will end on the contract termination date (subject to the approval of the apartment management).

General Terms and Notes for NVNP/NPNP Policies

Refund Timeframe

    • After the materials are reviewed and approved, the rent will be refunded within 28 working days.

Scope of Liability

    • In case of contract termination due to personal reasons (such as voluntary withdrawal from school or voluntary visa cancellation), the standard cancellation policy will apply.
