### **Standard Cancellation Policy**  


**Free cancellation during the cooling-off period**  

- You may cancel **free of charge** (with a full refund of the deposit and any prepaid rent) within **7 days** of **signing the agreement**.  


**Cancellation after the cooling-off period**  

- If you cancel after the 7-day cooling-off period, you will still be liable for rent payments. Written notice is required.  

- Specific terms are outlined in your **lease agreement**.  

- The cooling-off period ends immediately if you collect the apartment keys during this time.

#### **1. University Admission Denied (for First-Year Undergraduates)**  

- **Eligibility**:  

 - Applies only to **first-year undergraduate students** who fail to secure university admission.  

 - Must submit UCAS records or a university rejection letter within **7 days** of A-Level results being published.  

- **Refund**: Full refund of the deposit and prepaid rent.  


#### **2. Visa Application Denied**  

- **Eligibility**:  

 - Must submit proof of visa rejection or a university CAS denial within **7 days** of receiving the notice.  

- **Refund**: Full refund of the deposit and prepaid rent.

### **"No Visa No Pay" Policy (for September 2025 Intake Only)**  

- **Eligible Applicants**:  

 - International students requiring a visa to study in the UK, who have booked one of the following designated apartments:  

   Albert Court, Belgrave View, Fitzroy & Wenlock Courts, Rusholme Place, Burley Road, McMillan Student Village, Prince Consort Village, Newport Student Village, Bonington Student Village, or John Lester & Eddie Colman Courts, Peel Park Quarter.  

- **Cancellation Conditions**:  

 - Failure to secure university admission (preventing visa application) or visa rejection.  

 - **Deadline**: Submit visa rejection documents by **August 25, 2025**.  

- **Refund**: Full refund of the deposit and prepaid rent.  

- **Notes**:  

 - Applies **only** to the **September 2025 intake**. For other periods, refer to your **lease agreement**.
