I. Situations where the supplier cancels the reservation

User default:
- Refusing to sign the lease agreement after the deadline
- Failing to submit the application materials or guarantor information (if applicable) on time
- Providing false information
- Being unable to sign the contract due to immigration status issues
- Failing the background check (the user or the guarantor is involved in the sanctions list/ law enforcement database)
- Not paying the due amount (such as the first - term rent)
- Violating the terms of the lease agreement
Failure to collect the keys after the due date:
- If the user fails to collect the keys within two weeks after the lease start date after signing the contract, the supplier has the right to:
- Cancel the agreement and re - rent the room
- Not refund the paid fees (including the deposit) (to compensate for the loss of the vacant room)
II. Situations where the user cancels the reservation
A. Cancellation before key collection or the lease start date
- Not signed the contract and the deadline has passed: The deposit will not be refunded.
- Already signed the contract but meets special conditions (proof is required):
- Early cancellation: Before August 1st (for non - September starts, 28 days in advance)
- Cancel without reason within 7 days: Within 7 days after paying the deposit (before key collection)
- Visa rejection: The official visa rejection letter must be submitted within 72 hours.
- Not admitted to the first - choice university: The transcript and the university rejection letter must be submitted within 72 hours.
- Delayed enrollment: The deferral certificate must be submitted one week before the start date.
B. Cancellation after key collection or the lease start date
※ Platform reminder: It should be emphasized that the user needs to find a replacement tenant on their own.
- The only way to cancel the reservation: Find a qualified replacement tenant (subject to the supplier's review)
- The time period for applying for cancellation: From one month after the lease start to two months before the end of the lease
- Refund rules:
- After the replacement tenant signs the contract and makes the payment, the deposit will be deducted as the cancellation fee, and the remaining balance will be refunded.
- The refund will be completed within 28 days.

- Not admitted to the university: A written statement and the university/UCAS rejection letter must be submitted within 72 hours after the release of the grades. The deposit can be refunded.
- Delayed enrollment: A written statement and the university deferral certificate must be submitted one week before the start date. The deposit will not be refunded.
- Cancel without reason within 7 days: Only an email notification is required (no proof is needed), and a full refund can be obtained.
- Regular early cancellation: Only an email notification is required, and the deposit will not be refunded.
IV. Platform liability avoidance reminder
User obligations:
- All cancellation requests must be submitted via the designated email address.
- An overdue or incomplete submission of materials will be regarded as an invalid cancellation, and the fees will not be refunded.
Fee risks:
- For non - compliant cancellations (such as canceling due to personal reasons), the full rent must be paid until a replacement tenant is found.
- The replacement tenant must pass the supplier's review.
