Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.

I. Cooling-Off Period Policy

Eligibility Criteria

  • The lease has not officially started (before the contract start date and the keys have not been collected).
  • General Case: You can cancel within 14 days from the receipt of the Booking Confirmation email.
  • For contracts signed on or after August 1st (with a lease term starting in September): The cooling-off period is shortened to 3 days.
  • For contracts signed on or after August 12th: The cooling-off period is shortened to 24 hours.

Special Provisions for Nottingham Bridgeside Apartment

  • You can cancel at any time before the 14-day cooling-off period begins.
  • The cooling-off period only starts after the actual show flat is open.
  • If only virtual viewings are provided, the cooling-off period does not take effect.
  • The right to cancel is retained for 14 days after the actual show flat is open (if you cancel before or during this period, the deposit and any prepaid rent will be refunded).

Cancellation Method

  • Send an email to the corresponding apartment management team. The deposit and prepaid rent will be fully refunded, and the contract will be terminated.


II. Cancellation Policy after the Cooling-Off Period

Responsibilities after the Cooling-Off Period

  • You are required to fully comply with the contract terms. The deposit will be held by MyDeposits until the end of the lease term (not deductible from the first - period rent).
  • You need to pay the rent for the entire lease term.

Cancellation Allowed under Special Circumstances

  • Applicable Situations: Failure to obtain a visa, not meeting the admission grades, course cancellation, deferral of enrollment, expulsion from the university, withdrawal from school, or major force majeure.
  • Requirement: You need to submit official certificates (such as university/UCAS/visa documents) within 7 days. The contract can be terminated after review.
  • If the lease has already started: You need to pay the rent until the date of submission of the written certificate.


III. Non - Cancellable Situations (Find a Replacement Tenant on Your Own)

Common Reasons for Non - Cancellation

  • Simply changing your mind, having already booked other accommodation, taking a gap year, the course being moved online, choosing to commute, etc.

Requirements for the Replacement Tenant

  • The replacement tenant must be a full - time student with legal residency and match the original room type requirement.
  • The replacement tenant must sign a contract for the remaining lease term and prepay the rent according to the original payment plan.
  • The apartment can assist in contacting the waiting list, but the tenant is ultimately responsible for finding a replacement.


IV. Handling of Other Special Situations

  • Illness or Major Force Majeure: You need to submit supporting documents. The apartment will conduct a case - by - case review, and you still need to bear the costs during the review period.


V. Cancellation Process

  1. During the Cooling-Off Period: Directly send an email to the corresponding apartment team to apply for cancellation.
  2. After the Cooling-Off Period: The email should include:
  • Reason for cancellation
  • Proposed move - out date
  • New address after moving out

The final interpretation right belongs to the apartment.
