Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to change, and you should refer to the official website and the contract for the most up - to - date information.

1. Cooling - off Period

  • Applicable Conditions:
    • Bookings for the academic year starting in September of the following year between October 1st and July 31st: You can cancel the booking in writing or by email within 48 hours after online acceptance of the tenancy agreement without providing a reason.
    • Summer Let: You can cancel within 48 hours after accepting the contract before collecting the keys.
  • Exceptions:
    • Academic year contracts booked after August 1st or contracts within the current academic year (September 1st - August 31st): There is no cooling - off period, and the contract cannot be cancelled after acceptance.

2. Restrictions after Contract Execution

  • After collecting the keys: You cannot cancel the contract and must fulfill the entire lease term and pay the full rent.
  • Subletting and Reselling Prohibited: The contract explicitly prohibits subletting or reselling the room at a higher price. Violation of this rule will result in cancellation of the booking and forfeiture of the deposit.

Special Circumstances Cancellation Policy

1. No Place, No Pay

  • Applicable Conditions:
    • The university withdraws the offer (e.g., due to unmet grades).
    • Undergraduate freshmen choose a university in another city due to unexpectedly high grades.
  • Requirements:
    • Submit proof of rejection (such as a UCAS rejection letter or a screenshot of the offer from a new school) within 7 days (or by September 1st, whichever is earlier).
    • The deposit will be refunded after successful review.

2. No Visa

  • Requirements:
    • Submit an official visa rejection letter within 1 week.
    • If the lease term has started but the keys have not been collected: The deposit will be refunded, but you need to pay the rent from the contract effective date to the cancellation date.
    • If the keys have been collected: You need to pay the full rent for the lease term.

Summer Let Cancellation

  • Cancellation outside the cooling - off period:
    • You need to apply for cancellation at least 2 weeks before the start of the contract and provide reasonable proof (e.g., cancellation of summer courses).
    • Without proof: The deposit will be forfeited; If the apartment cancels: A full refund will be provided.

Deposit Handling

  • If the contract is not fully signed: The reservation deposit will not be refunded.
  • Cancellation within the cooling - off period: A full refund will be provided.
  • Cancellation under special circumstances (e.g., No Place/No Visa): A full refund will be provided after successful review.
