Acommodation rules
Cancellation policy The following is a summary and overview of the apartment cancellation policy. Policies are subject to change in real time; please refer to the official website and contract for the most current information.
Booking Process
- Acceptance Deadline
- After submitting a booking, students have 5 days (reduced to 3 days starting from August 5th) to decide whether to accept the offer. If accepted, the following steps must be completed within 5 days:
- The student and guarantor sign the contract.
- Pay a £250 advance payment (applicable in England only; not required in Scotland).
- If not completed by the deadline, the booking will be automatically cancelled and a new application will be required (original room type or price is not guaranteed).
Cooling Off Period
- 7-Day No-Penalty Cancellation:Within 7 calendar days after the contract confirmation email is sent(excluding Wales),and before collecting the keys,you may cancel in writing for a full refund of the deposit/advance rent.
Cancellation Conditions After the Cooling Off Period
Release from remaining rent liability is only granted under the following three conditions, provided that proof is submitted by August 31st of the tenancy start year and within 7 calendar days of receiving the result (for tenancies starting in December or January, proof must be submitted by January 15th):No Place No Pay (for first-year undergraduates only - if university offer is not obtained)Official university rejection letter or course cancellation proof is required.
Policy applicability limitation: If a student decides not to accept a university offer, withdraws their application, or ultimately decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the provider's standard cancellation policy will be followed, and a replacement tenant will be required.
- No Visa No Pay (if visa is denied)
- Submit a scanned copy of the visa refusal letter within 7 days of receipt. Deposit and advance payment will be refunded upon approval.
No ATAS No Pay (if ATAS certificate is denied)
- Applies to students in specific subjects requiring an ATAS certificate. Submit proof within 7 days of receiving the refusal. Refund will be issued upon approval.
Tenant Replacement Policy
- Before the tenancy start date:
The student may propose a new tenant, but the apartment management reserves the right to decide to:
a. Accept the new tenant and sign a contract with them.
- b. Put the room back on the market for sale.
c. Allocate the room to a student on the waiting list.
Release from Liability
The original student's tenancy agreement will be terminated 7 days after any of the above situations occurs.
Note
- : If a replacement is not successfully found, the student remains liable for the rent.
- After the tenancy start date:If a replacement tenant is found, the original contract will be terminated from the effective date of the new tenancy agreement.
If the room has been occupied, a £50 room preparation fee will be charged.
- The apartment management reserves the final right of interpretation.
