Cancellation policy

The following is a summary and overview of the apartment cancellation policy. Policies are subject to change in real-time; please refer to the official website and your contract for the most current information.


1. Cancellation Application Requirements

  • All cancellation requests must be submitted via email.
  • To request a refund, you must complete the official 'Refund Form'. All information on the form must be completed in English using BLOCK CAPITALS.

2. Detailed Cancellation Policies by State

Applicable Conditions:The following policies apply only tocancellations made before the lease start date.Cancellations afterthe lease commencement datewill be handled according to theterms of the lease agreement.New South Wales (NSW)

Holding Deposit:

  • Equivalent to one week's rent.Cooling-off Period:
  • Within 48 hours of paying the holding deposit or before the lease start date, whichever is earlier.Cancellation during the cooling-off period:Full refund of the holding deposit.Cancellation after the cooling-off period:
    • The holding deposit will be forfeited, and any remaining fees will be refunded.The lease agreement must be signed prior to move-in. The holding deposit will be credited towards the first rental payment.
    • Failure to sign the lease agreement on time: The holding deposit will be forfeited.Queensland (QLD)
    • Holding Deposit:
    • Equivalent to one week's rent.

Cooling-off Period:

  • Within 48 hours of paying the holding deposit or before the lease start date, whichever is earlier.Cancellation during the cooling-off period:
  • Full refund of the holding deposit.Cancellation after the cooling-off period:The holding deposit will be forfeited, and any remaining fees will be refunded.The lease agreement must be signed within the required timeframe after paying the holding deposit. The holding deposit will form part of the rental bond.

    • Holding Deposit:Equivalent to one week's rent.
    • Cooling-off Period:
    • Within 48 hours of paying the holding deposit or before the lease start date, whichever is earlier.

Cancellation during the cooling-off period:

  • Full refund of the holding deposit.The lease agreement must be signed within 14 days of paying the holding deposit, otherwise the holding deposit will be forfeited.
  • South Australia (SA)Holding Deposit:Equivalent to one week's rent.Cooling-off Period:
    • Within 48 hours of paying the holding deposit or before the lease start date, whichever is earlier.Cancellation during the cooling-off period:
    • Full refund of the holding deposit.Cancellation after the cooling-off period:The holding deposit will be forfeited, and any remaining fees will be refunded.

The lease agreement must be signed prior to move-in. The holding deposit will be credited towards the first rental payment.

  • Failure to sign the lease agreement on time: The holding deposit will be forfeited.3. Full Refund under Special Circumstances
  • A full refund (including the holding deposit) may be applied for if the booking is cancelled due to the following reasons:Student visa rejection (official rejection notice must be provided).Failure to gain admission to the educational institution (official proof of non-admission must be provided).Requirements:
    • Provide written notice at least 3 days in advance.Submit a completed 'Refund Form' along with all relevant supporting documents.
    • 4. Circumstances where Scape may cancel the bookingScape reserves the right to cancel the booking and retain the holding deposit under the following circumstances:
    • Provision of false or misleading information.
    • Failure to comply with booking terms and conditions (e.g., not providing required documents or payments on time).

5. Refund Processing

Refund method: Bank transfer (international transfers may incur fees).Processing time: As required by state law or within a 'reasonable period' (typically no more than 30 days).Policy last updated: July 10, 2024
