- II. Cancellation after Check - in (England / Wales)All of the following conditions must be met simultaneously:
Find a compliant replacement tenant
aged ≥ 18, studying full - time near the apartmentPass the background check
Sign a new contract and pay in full
- The lease term is ≥ the remaining term of your contract
- (cannot be shortened).
- You are responsible for
- a £50 contract change fee (permitted by law)Compensation for apartment damage (deducted after the check - out inspection)
All rent before the replacement tenant checks in
- (even if you have moved out).
- Refund Timing
- The deposit / remaining rent will be refunded within 28 daysafter the replacement tenant completes the check - in process.
III. Special Rules for Check - out Cancellation in Scotland
- Give 28 days' written notice of check - outThe contract can be terminated 28 days after the notice is delivered.Moving out without notice: An additional 28 days' rent is required to be paid.
IV. Other Key Terms
- Failure to check in on time
