Application Instructions: This policy integrates the 'General Cancellation Policy' and the 'International Student Cancellation Policy' on the apartment official website. Please refer to the corresponding clauses according to your own situation. The key time nodes and liability divisions are as follows:I. Reservation Stage (Only applicable to International Students)

Reservation Confirmation Time Limit: After submitting the reservation, the student and the guarantor need to complete the contract confirmation and prepaid rent (£250 for England, no prepaid requirement for Scotland) within 5 days. The reservation will expire if it is overdue. If you need to re-reserve, the original room type/price cannot be guaranteed.

Cooling Off PeriodGeneral Rules (Applicable to all students)Time Limit: Within the 7 days after receiving the reservation completion confirmation email (for Wales, you need to contact the apartment separately as the cooling off period rules are different).Cancellation Conditions: The apartment key has not been collected.

Operation Method: Submit a written application/cancellation form.

Liability: No charge, and the deposit/prepaid rent will be refunded in full.

1. International Student Supplement: The cooling off period rules are the same as the general policy.III. After the Expiration of the Cooling Off Period (Applicable to all students)After the end of the cooling off period, unless the 'finding a replacement tenant', 'applying No Place No Pay', or 'international student specific exemptions' are met, the rent for the entire lease term needs to be borne.Clause 1: Replacement Tenant
2. Before the start of the lease termOperation: The student can recommend a student who meets the apartment reservation qualifications as a replacement tenant.
3. Apartment Authority: The apartment has the right to independently decide whether to accept the tenant, relist the room, or allocate it to a student on the waiting list.Cancellation Time Limit: 7 days after any of the above situations is completed, the original tenant's lease will be terminated.
4. After the start of the lease termCancellation Time Limit: From the effective date of the replacement tenant's lease, the original tenant's lease will be terminated.

Additional Fees: If the original tenant has moved in, a £50 cleaning/preparation fee needs to be paid.

Clause 2: No Place No Pay (Only applicable to first-year freshmen)

Applicable Scenarios: Not meeting the admission score of the target university and being rejected by the target institution; Exceeding expectations and choosing another university through UCAS adjustment.

Time Limit Requirements: Materials need to be submitted within 7 days after the release of the grades.

Required Materials: Rejection letter from the target institution/UCAS status screenshot (proving non-compliance); UCAS adjustment admission certificate from the new university.

Liability: After the materials are reviewed and approved, the lease will be terminated and the deposit/prepaid rent will be refunded in full.

Exemption Reminder: The above policy is an integration of the apartment official website clauses. The actual cancellation needs to be subject to the final review result of the apartment. If none of the above cancellation conditions are met, the rent for the entire lease term needs to be borne after the expiration of the cooling off period.

责任

• 时效：需在租期开始当年 8 月 31 日前申请；
• 材料：7 天内提交拒签信；
• 责任：审核通过后，解除租约，全额退款。

场景 2：ATAS 证书被拒（No ATAS Certificate No Pay）

• 时效：需在租期开始当年 8 月 31 日前申请；
• 材料：7 天内提交 ATAS 拒签信；
• 责任：审核通过后，解除租约，全额退款。

材料提交要求

• 需通过预订时注册的邮箱发送至公寓。

四、免责提醒

以上政策为公寓官网条款整合，实际退订需以公寓最终审核结果为准。若未满足上述任一退订条件，冷静期届满后需承担全租期租金。
