Cancellation policy The cancellation policies for different apartment buildings of this supplier vary. The following is a summary and overview of the apartment cancellation policies. The policies are subject to real-time changes. Please refer to the official website and the contract for the latest information.
**1. Cancellation before Contract Signing**
- **Condition**: Cancel before the lease agreement is signed.
- **Handling**: Refund all prepaid rent.
**2. Cancellation within the Cooling-off Period**
- **Length of the Cooling-off Period**:
- Before August 1, 2025: 72 hours after the contract is signed.
- On and after August 1, 2025: 24 hours after the contract is signed.
- **Operation**: Notify the apartment team by email within the cooling-off period.
- **Handling**: Refund the prepaid rent (to be credited within 10 working days).
**3. Visa Rejected (No Visa No Pay)**
- **Applicable Condition**: If the visa is rejected, provide the rejection proof and the full prepaid rent will be refunded.
**4. Cancellation under Special Circumstances (after the Cooling-off Period)**
- **Applicable Conditions (No Place No Pay)**:
- **Not Accepted**: Submit the proof within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.
- **Academic Failure Leading to Inability to Continue University Studies**: Submit the proof within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.
- **Note**: If the notice is later than the start date of the lease term, rent up to the date of proof submission needs to be paid.
**5. Early Termination of the Contract (after the Cooling-off Period)**
- **Condition**: Find a replacement tenant, and the new tenant needs to pass the qualification review and sign a new contract.
- **Requirements**:
- The original tenant needs to settle all fees up to the termination date.
- Pay the handling fee (details can be consulted with the apartment).
- **Handling**: After the new tenant signs the contract and pays the first installment of rent, the responsibility of the original tenant terminates.
**6. Other Cancellation Situations**
- **Failed Review**: If the tenant or the guarantor fails the PEP/sanctions check, the reservation will be cancelled and the payment will be refunded.
- **Failure to Sign the Agreement on Time**: If not signed within 5 days (or 2 days after August 1), the reservation will be automatically cancelled and the prepaid rent will not be refunded.
**Situations where Cancellation is Not Allowed**
Except for the situations listed above, in any other cases (including mid-term lease termination), the contract cannot be cancelled, and the tenant needs to pay the full rent until the end of the contract.
