Cancellation policy

Below is a summary of the apartment cancellation policy. Please note that the policy is subject to change, so always refer to the official website and the contract for the most up - to - date information.

The following cancellation policies apply to England and Wales.

1. Holding Deposit

  • After payment, you must sign the tenancy agreement within 14 days (or other mutually agreed time). Otherwise, the holding deposit may be forfeited.
  • The holding deposit will be converted into a refundable security deposit upon signing the tenancy agreement (if there are no outstanding debts or damages at the end of the tenancy).
  • If the tenancy agreement cannot be signed due to false information, failure to complete the procedures on time, or immigration law restrictions, the holding deposit will not be refunded.

2. Cancellation within the Cooling - off Period (14 days)

  • You can cancel within 14 natural days and get a full refund of the holding deposit, starting from the date you receive the accommodation confirmation email.
  • If the check - in date is less than 14 days away, cancellation must be completed before the earlier of the check - in date or the 14 - day cooling - off period.

3. Cancellation outside the Cooling - off Period (before signing the tenancy agreement)

  • If you fail to sign the tenancy agreement on time (e.g., by not providing guarantor information), the holding deposit will not be refunded.

4. Cancellation on or after the Date of Signing the Tenancy Agreement

Special circumstances where the deposit and rent can be refunded (proof required, applicable until August 22, 2025):

  • Failure to obtain a UK visa before the start of the tenancy: You must submit the visa refusal notice within 72 hours of receiving it. If the review is approved, you will be released from the tenancy liability, and the paid rent will be refunded.
  • University offer is withdrawn or exam results do not meet the requirements (for first - year undergraduate students): You must submit the university rejection letter within 72 hours after the results are announced. If you choose another university, you must also submit a new offer letter. If the review is approved, you will be released from the tenancy liability. Regarding the deposit refund: Those who meet the requirements will get a refund of the deposit and paid rent; if the submission is overdue, the deposit will be deducted as a cancellation fee.
  • Delayed enrollment before the start of the tenancy: You must submit a university delay certificate at least one week before the start of the tenancy. The holding deposit will be refunded.

Cancellations for other reasons:

  • The holding deposit will not be refunded, and you are required to fulfill the contract obligations.
  • If you find a qualified replacement tenant, you can terminate the contract, and the overpaid rent (after deducting the deposit) will be refunded.

5. Early Termination of Tenancy after Check - in

  • You must find a replacement tenant: The new tenant must sign the contract, pay the required fees, and meet the student identity/guarantor requirements.
  • If the replacement is successful, the remaining rent will be refunded (after deducting a £50 administration fee).
  • If you cannot find a replacement, you are required to pay the full rent until the end of the contract.
