Cancellation policy The following is the induction and overview of the apartment cancellation policy. The policy is subject to real-time changes. Please refer to the official website and the contract.
Reservation Process and Deposit Rules
Reservations before July 31
- Within the 3-day decision-making period after receiving the contract: ✓ Pay the reservation deposit (Holding Deposit) (will be offset against the first installment of rent upon check-in) ✓ The tenant and the guarantor jointly sign the contract
- The deadline for the first installment of rent: July 31 (failure to pay on time may result in disqualification)
Reservations starting from August 1
- Must be completed within the decision-making period: ✓ Pay the first installment of rent (no Holding Deposit required for reservations from August 1 and onwards) ✓ The tenant and the guarantor sign the contract
Cancellation and Refund Policy
Cancellation Time and Refund Rules
- Cancellation within the decision-making period: Full refund of the reservation deposit
- Cancellation after the decision-making period but before July 31: Refund the paid rent (less the reservation deposit)
- Cancellation after accepting the contract and paying the first installment of rent, starting from August 1 and onwards - only for the following special circumstances (proof is required): ✓ Visa refusal (not already issued but revoked) ✓ Failure to meet the admission score requirements. Eligible parties: Refund the first installment of rent (less the reservation deposit)
- Cancellation not meeting the special conditions: Must bear all rent, or find a substitute tenant on one's own (subject to approval by the apartment)
Important Notice
- Failure to Operate in a Timely Manner
- Failure to pay or sign the contract within the decision-making period → Automatic cancellation of the reservation, and the room will be reopened
- After the lease period starts
- Room change/Subletting requires an empty apartment and approval
- A £50 management fee and cleaning the room according to the contract are required for each subletting
Subletting within the lease period is not accepted starting from June 1
Other Exemption Clauses
Termination of the lease not covered by the policy requires separate approval by the apartment, and there is no guarantee of approval.
Student Precautions
Reservation deposit: Only applicable for reservations before July 31
First installment of rent: Must meet the double deadline of July 31 or 3 days after signing the contract
Cancellation materials: Visa refusal letter/transcript and other proofs need to be submitted in a timely manner
