Brass Founders was opened in 2017. The apartment offers 435 beds, and all rooms have en-suite bathrooms and come with an independent washing machine.

Brass Founders dormitory is located in the northern part of the city. It is very close to the University of Sheffield English Language Teaching Centre (ELTC) and the Sheffield International College (SIC), only about 5 minutes' walk.

ApartmentFacilities:

Each bedroom and studio are equipped with a small double bed, ample storage space and a study area. The studio also includes an independent kitchen, an independent washing/dryer and 250MB broadband. The en-suite kitchen is equipped with a washing/dryer. Brass Founders has 24/7 security access control and night security. The apartment provides property insurance of up to £5000 and has a management and maintenance team to help you easily solve equipment problems. In addition, the apartment offers an inbound parcel delivery service and organizes social activities regularly.
1. Each unit has an independent washing and drying machine. The en-suite not only has a free washing machine but also comes with a dishwasher.

3. All kinds of leisure facilities are available. The entertainment area has entertainment facilities such as billiards, table football, table hockey and video games; the 4K movie screening area allows you to watch the latest and clearest movies. The outdoor activity area is the largest among all student apartments in Sheffield. There is a garden in the activity area where students can barbecue or do sports.
4. The study area is suitable for reading, studying and group activities. Students can enjoy a quiet space.
5. The apartment has 3 blocks. Two of the blocks are from the basement to the fourth floor, and the other block has the fifth and sixth floors. There are large open spaces inside, including a movie screening area, a leisure and entertainment area, and a study area. Students can combine work with rest and study and play happily. There is a garden in the outdoor activity area, and the conditions and environment are great. You can have a BBQ! There is also a free large kitchen on the first floor for everyone to use for parties.

Surrounding Life:

It takes more than 10 minutes to walk from Brass Founders to the University of Sheffield. At the same time, the apartment is close to the bustling city centre (0.7 miles) and Sheffield Hallam University (0.9 miles), both within about 15 minutes' walk. You can walk to the Hua Mei Oriental Store in just 2 minutes. Walk along Edward Street for 4 minutes to reach the Tesco Express supermarket. You can usually buy daily necessities at these two supermarkets. There are various restaurants on West End, including restaurants of different national cuisines, including Chinese restaurants. At the same time, it is next to the city centre, where there are more options for leisure and shopping. Large shopping malls such as John Lewis, specialty stores of all mainstream brands, the Peace Gardens leisure square and a flea market where you can hunt for treasures.

Cancellation policy

The following is a summary of the apartment cancellation policy. Please note that the policy is subject to real-time changes. Refer to the official website and the contract for the most up-to-date information.


Reservation Process

  1. Acceptance Time Limit
    • After submitting a reservation, students have 5 days (starting from August 5th, it will be 3 days) to decide whether to accept the offer. If they choose to accept, they must complete the following steps within 5 days:
      • The student and the guarantor sign the contract.
      • Pay a £250 deposit (only applicable in England; no deposit is required in Scotland).
    • If the above steps are not completed within the specified time, the reservation will automatically expire, and the student will need to reapply (the original room type or price is not guaranteed).

Cooling Off Period

  • 7-day no-responsibility cancellation: Within 7 days after the contract confirmation email is sent (excluding Wales) and before the keys are collected, the student can cancel the reservation in writing, and the deposit/prepaid rent will be fully refunded.

Cancellation Conditions after the Cooling Off Period


Only the following three situations can exempt the student from the remaining rent liability. In all cases, the student must submit the relevant proof before August 31st of the lease start year and within 7 calendar days after receiving the result (for leases starting in December or January, the proof must be submitted before January 15th):

No Place No Pay (Not Accepted, applicable only to freshmen)

    • The student must provide an official rejection letter from the university or proof of course cancellation.
    • Policy scope limitation: If the student decides not to accept the university offer, withdraws the university application, or finally decides not to come to the UK, the NPNP cancellation policy does not apply. In these cases, the standard cancellation policy of the provider will be followed, and the student will need to find a replacement tenant.

No Visa No Pay (Visa Rejected)

    • Submit a scanned copy of the visa rejection letter within 7 days after receiving it. After the review is approved, the deposit and prepayment will be refunded.

No ATAS No Pay (ATAS Certificate Rejected)

    • Applicable to students in specific disciplines who require an ATAS certificate. Submit the proof within 7 days after receiving the rejection letter. After the review is approved, a refund will be issued.

Tenant Replacement Policy

Before the Lease Starts

    • The student can propose a new tenant, but the apartment management has the right to decide:
           
      a. Accept the new tenant and sign a contract.
           
      b. Relist the room for sale.
           
      c. Allocate the room to a student on the waiting list.
         

Liability Release

    • The original student's lease will be terminated 7 days after any of the above situations occur.
    • Note: If the replacement is not successful, the student will still be responsible for the rent.

After the Lease Starts:

  • If a replacement tenant is found, the original contract will be terminated as of the effective date of the new lease.
  • If the student has occupied the room, a £50 room preparation fee will be charged.

The final interpretation right belongs to the apartment.
