England and Wales 2026/27 Academic Year Cancellation Policy

(Unless the context otherwise requires, the words defined in your Assured Shorthold Tenancy Agreement shall have the same meaning in this cancellation policy.)

I. Cancellation within the Cooling - off Period

If the tenancy agreement has not come into effect and you have not collected the room key, you may cancel the contract by sending a notice in writing or by email to the apartment manager before the earlier of the following:

Before 1st May 2026; or within 48 hours after signing the first tenancy agreement for the 2026/27 academic year/semester.Within the cooling - off period;Upon receiving the notice, the apartment will confirm receipt, cancel the contract, and refund the prepaid rent and other paid rent in full.

II. Cancellation outside the Cooling - off Period

After the cooling - off period, you can still apply for early termination in writing or by email, but you will continue to be liable for the rent until the apartment finds a suitable replacement tenant.

III. Cancellation due to Visa Denial

If you fail to obtain a student visa: You can transfer to other accommodation under the apartment's brand;

If you do not transfer or there are no available rooms, you can terminate the contract without penalty, subject to the following:

Submit an early - termination application in writing or by email within 3 days of receiving the visa refusal letter; Provide a copy of the visa refusal letter from the embassy/visa center to the manager.

If the tenancy has already taken effect, you are still required to pay the rent until the above - mentioned documents are received.IV. Cancellation due to Non - admission to University (Only applicable to first - year undergraduate freshmen)If you are not admitted to your target university: You can transfer to other accommodation under the apartment's brand;

If you do not transfer or there are no available rooms, you can terminate the contract without penalty and get a refund, subject to the following:

Submit an application in writing or by email before 22nd August 2026; Provide a university or UCAS rejection letter.

After the review is passed, the prepaid rent and other paid rent will be refunded in full.

V. Anti - Money Laundering (AML) Check

All bookings are subject to the UK anti - money laundering check. If the check fails, the apartment has the right to cancel the booking and refund the money.

所有预订需通过英国反洗钱审核。若审核不通过，公寓有权取消预订并退款。
