1. Cancellation before contract signing
• Condition: Cancel before the lease agreement is signed.
• Handling: Refund all prepaid rent (including the deposit).

2. Cancellation within the cooling - off period
• Duration of the cooling - off period:
• Before August 1st: Within 72 hours after the contract is signed.
• On and after August 1st: Within 24 hours after the contract is signed.
• Operation: Notify the apartment team by email within the cooling - off period.
• Handling: Refund the prepaid rent (to be credited within 10 working days).

3. Visa refusal (No Visa No Pay)
• Applicable condition: In case of visa refusal, provide the visa refusal certificate and the full prepaid rent will be refunded.

4. Cancellation under special circumstances (after the cooling - off period)
Applicable conditions (No Place No Pay):
• Not admitted: Submit the proof within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.
• Failure to meet academic requirements resulting in inability to continue studying at the university: Submit the proof within 72 hours after receiving the UCAS notice, and the prepaid rent will be refunded.
• Note: If the notice is later than the start date of the tenancy, pay the rent up to the date of proof submission.

5. Early termination of the contract (after the cooling - off period)
• Condition: Find a substitute tenant, and the new tenant must pass the qualification review and sign a new contract.

• The original tenant shall settle all fees up to the termination date.

• Handling: The original tenant's liability terminates after the new tenant signs the contract and pays the first - phase rent.

6. Other cancellation situations
