Mintworks is a newly renovated student accommodation in Leicester (formerly Rose House, opening in September 2026). It is located opposite De Montfort University in the city center of Leicester, focusing on cost-effective shared room types with all-inclusive bills and complete supporting facilities.
The accommodation is located on Oxford Road, just a 2-minute walk from De Montfort University. It is adjacent to the city center of Leicester, and within walking distance to shops, cafes, bars, and nightlife venues, with rich living and social resources.
The accommodation offers two shared room types, both are 5-bedroom cluster apartments with shared bathroom and kitchen facilities:
Classic Bedroom: Located on the first floor. Deluxe Bedroom: Located on the 1st - 3rd floors. All rooms are locked bedrooms equipped with ¾ beds, desks, and wardrobes. It can be rented with friends, and single-sex apartment options are also available.
Room Facilities: Fully furnished, central heating, WiFi, refrigerator/freezer, microwave/oven, washing machine/dryer.
Public Facilities: CCTV monitoring, bike storage, laundry room, fully equipped shared kitchen, and all-inclusive utilities are supported.
The accommodation is adjacent to De Montfort University, with zero commuting pressure; the shared room types are highly cost-effective, and the all-inclusive bills simplify the living process; a professional management team provides full support, and there is a National Code certification to ensure accommodation safety; the location is superior, within walking distance to the living facilities in the city center, taking into account both study and social needs.

I. Cancellation within the Cooling-off Period (No/Low Liability Cancellation)
1. Key Time Nodes
For leases (AST) signed before August 1: Applications for cancellation can be made within 7 natural days after signing.
For AST signed on or after August 1 and with a lease term starting on or before September 30: Applications for cancellation can be made within 24 hours after signing.
If the signing time is less than 7 natural days from the AST effective date (less than 24 hours for signings after August 1): Cancellation is possible until 1 day before the lease start date (no liquidated damages).
2. Required Documents and Application Method
Application Method: Send an email to the apartment or contact the accommodation team directly and submit as required.
Special Note: If canceling after the 24-hour cooling-off period but within the above-specified time limit, the supplier has the right to deduct part or all of the deposit to offset the incurred expenses.
II. Cancellation after the Cooling-off Period (Lease Assignment Required)
1. Core Requirements
Cancellation Premise: The tenant must find a qualified substitute student on their own (subject to the supplier's qualification review).
The substitute student needs to complete: Sign the AST, pay the deposit, and pass the supplier's 7-day/24-hour cooling-off period (apply the corresponding rules according to their signing time).
Responsibility of the Original Tenant: Before the substitute student completes the above process, the original lease remains valid, and the payment obligation must be continued.
2. Application Method
Contact the corresponding accommodation team to obtain the 'Cancellation Document Package' and submit the relevant materials for lease assignment as required.
III. Cancellation after Move-in (Early Termination within the Contract Period)
1. Key Processes and Responsibilities
Application Premise: Contact the local accommodation manager in advance and must find a full-time undergraduate student from a local university as a substitute.
Substitute Requirements: Sign a new AST, provide the required qualification documents, and provide a UK guarantor if required.
Cost Responsibility:
The original tenant needs to pay the full rent for the actual occupancy period.
If there is a difference between the substitute student's rent and the original rent, the original tenant needs to make up the difference.
The room needs to be professionally cleaned, and the cleaning fee will be deducted from the original tenant's deposit; if the supplier assists in finding a substitute, the marketing fee/commission will also be deducted from the deposit or rent refund.
Refund Rules: The refund for the original tenant will only be processed after the substitute student has completed signing, payment, and actual move-in.
2. Consequences of Breach of Contract
If a qualified substitute is not found, the original tenant and the guarantor (if any) need to pay the full rent for the contract period until the lease expires.
IV. Cancellation under Special Circumstances (No-liability Cancellation, Subject to Strict Conditions)
1. 'No Admission, No Accommodation' Cancellation (Only for First-year Undergraduate Students)
Applicable Scenarios:
Not meeting the admission score of the target institution and receiving a written rejection letter from the institution/UCAS.
Being admitted to another city with an unexpected high score and there are no available properties under the supplier in that city.
Required Documents:
A written rejection letter from the institution/UCAS (clearly indicating not meeting the admission requirements).
A UCAS admission certificate from the new institution (applicable to Scenario 2).
Time Requirement: Submit to the accommodation management team within 5 natural days after the release of the results.
Special Note: Voluntarily withdrawing the institution application does not apply to this policy; if there are properties under the supplier in the new city, the tenant will be given priority to exchange the property and sign a new AST, and no cancellation will be processed.
2. Cancellation due to Visa Rejection
Time Requirement: Contact the accommodation team within 5 natural days after the visa rejection letter is issued.
Required Documents: Official visa rejection certification documents.
Processing Result: The lease can be cancelled and the deposit refunded after passing the review.
V. Supplier-initiated Lease Cancellation
Automatic Cancellation: If the tenant and the guarantor (if any) do not complete the signing within the time limit marked in the AST, the lease will be automatically cancelled.
Unable to Provide Accommodation: When the supplier confirms that it is unable to fulfill the accommodation obligation, it will give priority to providing an alternative property; if the alternative plan is not accepted or there is no alternative property, all payments made by the tenant will be fully refunded.
Platform Disclaimer:
The above cancellation policies are the official rules of the supplier. The platform only provides information display. The review of cancellation applications, cost accounting, deposit refund, etc. are all independently processed by the supplier.
The tenant must strictly abide by the above time nodes and document requirements. The consequences of cancellation failure, deposit deduction, etc. caused by overdue submission, incomplete documents, or non-compliance with the requirements shall be borne by the tenant.
During the lease assignment process, the qualification review and signing process of the substitute student are all controlled by the supplier, and the platform does not assume relevant guarantee responsibilities.
