I. Unsubscribe during the cooling-off period (unsubscribe with no / low liability)
1. Key time nodes
For leases (AST) signed before August 1: Unsubscribe can be applied within 7 natural days after signing.
For AST signed on or after August 1 and the lease term starts on or before September 30: Unsubscribe can be applied within 24 hours after signing.
If the signing time is less than 7 natural days from the AST effective date (less than 24 hours for signing after August 1): Unsubscribe can be made until 1 day before the lease term starts (no liquidated damages).
2. Required documents and application method
Application method: Send an email to the apartment or contact the accommodation team directly and submit as required.
Special note: If unsubscribe is made after the 24-hour cooling-off period but within the above-mentioned period, the supplier has the right to deduct part or all of the deposit to offset the incurred costs.
II. Unsubscribe after the cooling-off period (lease transfer needs to be completed)
1. Core requirements
Premise for unsubscribe: The tenant must find a qualified substitute student on their own (subject to the supplier's qualification review).
The substitute student needs to complete: Sign the AST, pay the deposit, and pass the supplier's 7-day / 24-hour cooling-off period (apply the corresponding rules according to their signing time).
Responsibility of the original tenant: Before the substitute student completes the above process, the original lease is still valid and the payment obligation needs to be continued.
2. Application method
Contact the corresponding accommodation team to obtain the 'Unsubscribe Document Package' and submit the relevant materials for lease transfer as required.
III. Unsubscribe after check-in (lease termination during the contract period)
1. Key processes and responsibilities
Premise for application: The local accommodation manager needs to be contacted in advance, and a full-time local university student must be found as a substitute.
Requirements for the substitute: Sign a new AST, provide the required qualification documents, and provide a UK guarantor as required.
Cost responsibility:
The original tenant needs to pay the full rent for the actual stay period.
If there is a difference between the substitute student's rent and the original rent, the original tenant needs to make up the difference.
The room needs to be professionally cleaned, and the cleaning fee will be deducted from the original tenant's deposit; if the supplier helps find a substitute, the marketing fee / commission will also be deducted from the deposit or rent refund.
Refund rule: Only after the substitute student has completed signing, payment, and actual check-in, will the refund amount due to the original tenant be processed.
2. Consequences of breach of contract
If a qualified substitute is not found, the original tenant and the guarantor (if any) need to pay the full rent for the contract period until the lease expires.
IV. Unsubscribe in special cases (unsubscribe without liability, subject to strict conditions)
1. 'No admission, no accommodation' unsubscribe (only for undergraduate freshmen)
Applicable scenarios:
Not meeting the admission score of the target institution and receiving a written rejection letter from the institution / UCAS.
Being admitted to another city with an unexpected high score and there are no available properties under the supplier in that city.
Required documents:
Written rejection letter from the institution / UCAS (needs to clearly state that the admission requirement is not met).
UCAS admission certificate of the new institution (applicable to scenario 2).
Time requirement: Submit to the accommodation management team within 5 natural days after the results are announced.
Special note: Voluntarily withdrawing the institution application does not apply to this policy; if there are properties under the supplier in the new city, the tenant will be given priority to transfer to a new property and sign a new AST, and no unsubscribe will be processed.
2. Unsubscribe due to visa rejection
Time requirement: Contact the accommodation team within 5 natural days after the visa rejection letter is issued.
Required documents: Official visa rejection certificate.
Processing result: After passing the review, the lease can be cancelled and the deposit will be refunded.
V. The supplier actively cancels the lease
Automatic cancellation: If the tenant and the guarantor (if any) do not complete the signing within the period marked in the AST, the lease will be automatically cancelled.
Unable to provide accommodation: When the supplier confirms that it is unable to fulfill the accommodation obligation, it will give priority to providing alternative accommodation; if the alternative plan is not accepted or there is no alternative accommodation, all the payments made by the tenant will be fully refunded.
