England and Wales 2026/27 Academic Year Cancellation Policy

(Unless the context otherwise requires, the words defined in your Guaranteed Short-Term Tenancy Agreement shall have the same meaning in this Cancellation Policy.)

1. Cancellation within the Cooling-off Period

If the tenancy agreement has not come into force and you have not collected the room key, you can cancel the contract by sending a notice in writing or by email to the apartment manager before the earlier of the following times:

Before May 1, 2026; or within 48 hours after signing the first tenancy agreement for the 2026/27 academic year/semesterDuring the cooling-off period;Upon receipt of the notice, the apartment will confirm receipt, cancel the contract, and refund the prepaid rent and other rent paid in full.

2. Cancellation outside the Cooling-off Period

After the cooling-off period, you can still apply for cancellation in writing/by email, but you will continue to be responsible for the rent until the apartment finds a suitable replacement tenant.

3. Cancellation due to Visa Denial

If you fail to obtain a student visa: You can transfer to another campus under the apartment;

If you do not transfer or there are no available rooms, you can cancel the contract without penalty, provided that:

Submit a written/email cancellation application within 3 days of receiving the visa rejection letter;

Provide a copy of the visa rejection letter from the embassy/visa center to the manager.If the tenancy has come into force, you will still be required to pay the rent until the above materials are received.4. Cancellation due to Non-receipt of University Offer (Only applicable to first-year undergraduate students)

If you are not admitted to your target university: You can transfer to other accommodation under the apartment;

If you do not transfer or there are no available rooms, you can cancel the contract without penalty and get a refund, provided that:

Submit an application in writing/by email before August 22, 2026;

Provide a rejection letter from the university or UCAS.

After passing the review, the prepaid rent and other rent paid will be refunded in full.

5. Anti-Money Laundering (AML) Check

All bookings are subject to a UK anti-money laundering check. If the check fails, the apartment has the right to cancel the booking and refund the money.
